Browse Forums Building A New House 1 Sep 03, 2015 6:25 pm Hi All, We have finally received council approval for our kdr and one of the conditions of the approval is the payment of 1% of the cost of the initial contract price to council under a S94 contribution. We are currently building in Sydney (Hornsby Shire). Has anyone else had to pay this for a kdr? When we read the plan it states that it is because of the additional costs of infrastructure among other things - but we don't get why we would have to pay this as it is not an additional building but a replacement building. There will be no additional costs to council. Also our contract has a number of upgraded provisions (kitchen / electrical / bathroom) that we did - i can understand the cost if it is a greenfield block of land but would have thought it would be based on the base price of the house - I don't understand how they can calculate the charge based on the type of flooring or kitchen you put it and your site costs. Its not like the lodgement of the DA was free! Very annoyed as this is another additional cost that we weren't expecting. Thanks, Lou Re: Section 94 Council Contributions KDR - Hornsby Shire 2Sep 03, 2015 11:17 pm LouR Hi All, We have finally received council approval for our kdr and one of the conditions of the approval is the payment of 1% of the cost of the initial contract price to council under a S94 contribution. Thanks, Lou Lou, we also had to pay this 'contribution' to council- Hawkesbury. We bought our land after the previous owner had knocked down the house. I agree that it seems an added extra that I had never even heard of. 11/11/13- dep paid 4/4/14- settlement Feb '15- DA app 6/8/15- CC site works begin 19/8/15- Formwork 25/8/15- slab 3/9/15- elect. appt 13/10/15 - frame started 19/10- bricks started 31/10 - roof done We were lucky in that our old house was so small (86 square metres) compared to the new house, they were able to take enough readings around the old backyard house before… 8 36902 The biggest challenge will be if you take out a loan and then run out of money - you'll have an incomplete security and lenders do not like this so you can get stuck.… 2 18895 Hi, I am looking into doing a KDR in Melbourne and am contemplating using Kialla Homes. I am looking for feedback on them from others who have built with them. 0 13301 |
