Browse Forums Building A New House 1 Aug 30, 2015 1:32 pm Hi all, We have (finally) received our building contract and specifications. Can anyone tell me if there should be prices next to everything in the specification list? There is a total cost, but that's it. Nothing is itemised. I have read some information on the Victorian Consumer Affairs website and it seem to indicate that only a total cost is required. I am concerned that if we want to make a change, for example change the cooktop that is included, the builder could just make up the credit/extra amount. Thank you for your help. Re: Building Contract & Specifications 2Aug 30, 2015 4:27 pm Hi, I'm not sure about all builders, but apart from upgrades most builders I talk to just give you a base price. So they might say this house will cost $153,000, oh you want to add extra insulation then that will be another $2,000. If you want to remove something from the base price, i.e. ... I don't know a sink? They will say we will credit you $200.00. You won't know how much it would have cost to have it though. Hope that makes sense. You are highly unlikely to get a break down for every thing in the build. Re: Building Contract & Specifications 3Aug 30, 2015 9:15 pm Thanks aloenyx. It's a custom built house so no base price/extras as such. I thought I had seen some people on here list the price of each item when building with someone like Porter Davis, but maybe that was only for the extras like you said... I would like to know how they got the final price and know the impact of any variations (hopefully not many!), but it seems that I will have to trust the builder is being honest. Re: Building Contract & Specifications 4Aug 31, 2015 5:27 pm They will have a mark up.. I guess they can charge whatever they want, you have to decide how much you will pay. Yeah most of those lists people put up are upgrades. I only found out how much items cost when I removed them from my quote or added them. Thanks for your reply! All valid points and I agree with you on many of them. I am in QLD, any recommendations on a construction lawyer would be helpful 3 2637 You talk about deletions, are they variations or PS and PC adjustments? pleas list them 1 16550 I've decided, after a period of confusion (my building broker told me it's probably not worth it to use a lawyer, but others have said it is a must) that I definitely will… 7 27951 |
