Word of advice - look up all of Henley's suppliers, what's at Cosham is only a small amount of what you can get, esp in terms of tiles. Thanks for the advice. We couldn't believe how much choice there was in their cat 1. We were with PD but we pulled out 2 days before tender. They only gave you 4 or 5 ugly tiles to choose from. Upgraded on the bricks, silk overhead cupboards and dishwasher. Also added a flooring pack. Spoke to our admin today and she said we couldn't add down lights and a theatre room system until after contract. That sounds odd, I thought you weren't allowed changes after contract. We upgraded our flooring to cat 2. The cat 1 range had a weird film over it. Cat 2 looked worth investing in. Can't wait to start building... First thing he said to us when we walked in was, we don't have a lot of time, I have a PM appointment. He wasn't really interested in helping us change things around, seemed like he couldn't be bothered but in the end he did. He was very strange. House cost was reasonable. Still think we got a better deal then Burbank or PD offered. But the site costs, OMG. 7K more expensive then the other 2 builders because of rocks that they "may" come across. They assured us that if they didn't come across rocks we'd get our money back, but I don't expect a cent back. In the end we signed our contracts, it was all pretty straight forward because we didn't make many changes at all. Glad its all over. Looking forward to the next stage. Pity those who end up with the same tender guy as us. He was really awful. Made the experience sad and draining.... Regarding the rocks, so long as the rocks were a provisional costs, you have every right to ask them to produce invoices and receipts for proof that it was needed etc.. If no rocks were found your site administrator will raise a variation for a credit against your final invoice at the last stage. That's what mine did for the generator hire that was not needed and the credit i had offset the final progress claim. Second Build, this time with Carlisle 2016, can't wait! Mine was about $4000 off the top of my head, they didn't hit rock so have been told will be credited back on final invoice. I am enquiring with them currently (awaiting to hear back) but this plan is not on display so it makes it a bit harder to get a feel for it. So far it is ticking most of the boxes... the final one will be the price after we make any necessary changes. For those who got flooring through Henley, roughly what price were you up for?
