In a word, sloppy. Many things that are damn obvious were left for us to point out, including paint where it shouldn't be, no paint where there should be, damaged stair handrail (3 places), Windows not properly sealed, downlight missing but wire exposed etc. All in all about 40 items we spotted. This is disappointing as I thought it would be sensible for the SM to have clocked all these things and done the work BEFORE we inspected, otherwise we're in effect managing the quality of these tradies ourselves! We still have a Houspect report to add to the "to do" list but the inspector has said there's no "major" issues, just many small ones. No doubt we'll be over 50 items once that report comes in. SM has 8 days to get this all sorted as we must move in by then. Don't be disheartened, make a list called 'Final outstanding defects' of everything that needs to be done and give it to your SS and customer service person at head office, so it's on your file as outstanding defects. They're pretty much all due to poor workmanship or damage by tradies post installation. So final tally is 40 things we noticed plus a further 45 things Houspect raised! And we need to be in next week as our lease has ended! Disappointing indeed. I had my PCI Friday and NHI identified 56 items and I added another dozen or so to this. In my case a few serious items but the rest relatively minor. The more annoying part for me was the house wasn't finished and as of today I still don't have glass to the balcony or my driveway/path in. I am not in any hurry or have a deadline, fortunately. I only hope they rectify everything quickly for you. There is nothing worse than finding out you've waited all this time only to see a product with poor workmanship. And particularly annoying that things are incomplete and the SM has not even made an effort to sort out those things too. It seems as though they are ok with that. Clearly there is no pride in work and it is astonishing they are happy for their reputation to be tarnished by operating in this fashion. I can just hear Derryn Hinch (or queen Cersei) yelling out "Shame! Shame! Shame! Just because the house is named "Liberty" it doesn't mean they should be taking Liberties by presenting to a poor standard. It doesn't do you any good or them. For the amount of money you are spending you deserve to be treated with respect. I hope they fix all the issues ASAP so your family and you can't enjoy your new home very soon. I do question what we paid an SM for, as I say it only requires two eyes and no industry training to see these defects, so not sure why they'd present a heap to customers that have paid a lifetime's savings to "love where you live"! I know it's frustrating we've had the similar issues at handover with the house cracked roof tiles and many small issues and some big ones (alfresco tiling had to be redone, creaky floors had to fixed by removing carpets and re-fixing). Building a house is a massive exercise and there are bound to be some small issues that need to be fixed, at least none of your issues are structural or major and can and will be fixed. 80 is a lot though are you counting each paint imperfection as one or many? We had about 10-15 issues (I grouped all painting stuff as 1). On the bright side your house looks stunning. My only advice is push them really hard to get all your issues fixed before handover. Almost 6 months later we are still chasing up on the PCI issues.
