Browse Forums Building A New House 1 Aug 20, 2015 7:12 pm Hi Everyone, My wife and I bought our house last year in Sydney and have made the decision to develop the property before moving in. We considered renovating the house (original build was greater than 50 years old) and quotes came in very high (>$100k). We thinking of visiting project home builders (Rawson/Metricon/Masterton etc) to see what a brand new house would be. Would be great if someone could provide what to look out for with project homes in regards to fees and inclusions, tips/hints on approaching them. Our block is narrow and long (12.5m wide and 38m deep) so will need to look at slim designs. Are designs easily altered (cutting 2 garage to single) to fit the width? We are interested in the Rawson Benham Vogue/Seaview Trend as well. Does anyone know the base price on this and how much it can go upto? The Edge looks great and the floor plans are very nice but Im not sure how much that will be? Any help would be greatly appreciated. I know designs mentioned are from Rawson, which other houses are similar and how much would they be? Thanks NewHomeBuilder2015 Re: Building First home - where to start? 2Aug 22, 2015 8:21 pm I am currently building Benham 22 with modifications. It's going to cost around $3,20,000 with all the upgrades and site cost. Landscaping and fence will be additional cost. This is 5 bedroom, 3 bath and 2 car park. House size is only 225sqm. If you are looking for Benham 31 - it might be somewhere close to 3,60,000. iMak21 Re: Building First home - where to start? 3Aug 27, 2015 6:06 pm Hi imak, thanks for your reply. We went to kellyville on the weekend and were very very surprised to find out about site costs of circa $100k. This is to demolish the existing house on our land, disconnect utilities and services and reconnect (gas electricity). Does this sound right/ reasonable? We have land in the sans Souci area and its 470sqm. We struggling to get a design we like to fit the 12.5m frontage and then meet the floor space ratio which comes to 258sqm at 55% assuming we can go up to that. I’m curious about how you went with this. We are planning a KDRB and considering Plantation Homes as a builder. I’m aware that after the demolition another soil test… 1 6313 Thanks NativeZen! I can't wait to start landscaping, though it's going to be a while away yet. No movement on site yet as of the weekend. Hoping to see some earthworks… 3 2148 Can anyone give me any onfo on New Homes WA? Good or bad, hopefully good just need to know if my choice was good or not? Thanks ❤️ 0 4944 |
