Highly variable, you may have tonnes of rock that needs to be removed, or soil that is mainly clay. Building on slab. Re: Knock down rebuild site cost 6Aug 18, 2015 8:11 pm Our site Is H2-D reactive Clay with P classification for fill, trees and KDR, and we're building a house of around 300m2. The site preparation plus cost of footings above standard is about $25k, plus nearly another $5k for spoil removal. This includes footing beams 900mm deep and 300mm wide. The budget builders were talking more around $40k or more for this though, as their "included" footings were less. So if it's reactive clay, $40k isn't so uncommon, but if you have a more stable soil classification you wouldn't expect to be spending that much. We are building on clay, no rock. Includes 2 x retaining walls, deepened edge beams. 56 piers in depths varying from1.2 meters deeps to 2.7 meters deep at the rear due to existing trees (council would not let us remove those) Lots of variants but 40k is pretty much spot on. Im new to this KDR game and about to go learn about project homes. I would have guessed demolition costs max $10k-15k?? Why is it $40k?? our land is 470sqm.. house on it atm is single storey but double brick. What would that cost be around? The rest of the money is in the extra footings above "builder standard". For KDR this tends to be higher than greenfields, but the $40k figures are also on account reactive soils. The unknown site costs are what terrifies me about the kdr process... is it right to suggest you can't be certain of costs until your old house is gone? Ours was just about half that for a 3br house plus large shed lined inside out with asbestos, plus a few large trees. Having the house gone does not affect the site costs. The only real unknown is the footings, and the only thing needed for that is the soil test. They can do that while the house is still there. Do you mind me asking how you approached your financing oneJohn? Did you have full approval before knocking your place over? I've been told more extensive soil tests are required after demo. Seems a catch 22 that you may not have final costs until demo is done? Re: Knock down rebuild site cost 13Aug 20, 2015 10:18 pm We had quotes like that for demolition too, but it paid to shop around. Disposal is probably more expensive there though. We had plenty of margin in our costs, so finance wasn't an issue for us. But the soil tests were done before demolition, and we did have our final footings costs before demolition. As long as they can get around the house to get some soil samples, they shouldn't need demolition before final costs. We've had the offer of a short term tenant whilst waiting for CDC/DA home approval and demolition for our knock down rebuild.
