Browse Forums Building A New House 1 Jul 09, 2008 4:48 pm Hi guys,
We have a small problem. At some stage someone in the 'carpet biz' mentioned to us that having the internal access door from the garage any closer then 5 steps to the carpet was a bad idea, bringing in all sorts of stuff underfoot. Now not getting caught up in if that argument holds water or not we started thinking of alternatives. Below is the standard layout: With the front hall being tiled and after the bulkhead its carped through to the kitchen. So following this piece of advice we though 'hmm okay can we move the door down a bit?' And came up with this: Then someone said 'that would look a little odd in the middle there by itself, maybe try to hide the access door, have it open into the garage and sneak it behind the front door." That didn't sound like a bad idea and so we came up with this: But we are worried a little about that open door encroaching on the standard PD sized garage space, especially for parking. Obviously none of these are perfect, one the possibility of tracking muck straight into carpet, one had a door in the middle of a nice wall, and one may mean we have to park over to get the door open! Please suggestions, this is the last thing on the list to sort out before contract, next week, help. Thanks heaps guys, Mik and Jackie Re: Internal Garage Access... where to put the door? 2Jul 09, 2008 5:04 pm OK two ideas....
Do you need a standard sized door, we went into a house where the access to the garage was through the laundry, however the overlap between the garage and the laundry wasn't much at all - so they had a 620 mm wide door - in your case less intrusive. A question to the forum, can you hang a door without all the architrave work to the hallway, can the jamb to the hallway be a plastered edge and therefore if you paint the door the same color as the wall the only thing you would see would be the gap between the flush door and the plastered doorway....might be a crazy loon idea (I'd be worried about damaging the plastered edge)..... mmm....donuts Homer Simpson 1956- Links: Site Costs Ready Reckoner | H1 Addiction Medical Advice | Château TDL: The Backyard Re: Internal Garage Access... where to put the door? 3Jul 09, 2008 5:45 pm We are going with your third option. Do you have a single or double garage? We are just going to park the car on the other side and use the close side for storage. Re: Internal Garage Access... where to put the door? 4Jul 09, 2008 6:43 pm We have a double garage, but Im led to believe that the PD std double side is a little tight for 2 large cars. We'll have one car in there being constructed and one we'll use for every day, so space will be at a premium. Re: Internal Garage Access... where to put the door? 5Jul 09, 2008 7:30 pm What about moving the front door swing to the other side (still opening inwards, of course) and make the garage door open into the hall. Demolition August 2009, Construction Started September 2009, Completed December 2010 Re: Internal Garage Access... where to put the door? 6Jul 09, 2008 8:00 pm Something I just thought of....I had a vague recollection (well I have several) that the BCA didn't allow you to have a door opening into a hallway (or egress path from a house) unless it's at the end.
That may be wrong because that would mean the "standard layout" is incorrect.... mmm....donuts Homer Simpson 1956- Links: Site Costs Ready Reckoner | H1 Addiction Medical Advice | Château TDL: The Backyard Re: Internal Garage Access... where to put the door? 7Jul 09, 2008 8:31 pm Knew I'd find a couple of flush doors....

Something like this? Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ I guess it achieves just about everything we were after, theres now a good distance to the carpet, the door opens in wards. But it is still sort of a door on an otherwise blank wall, no longer 'hidden' so to speak behind the front door. Doesnt seem like we can have everything Re: Internal Garage Access... where to put the door? 9Jul 09, 2008 8:47 pm Close. Now move the garage door left about 1 m. Don't worry about the images clashing. It's only a problem if you're opening the garage door while opening the front door. Is this ever going to happen? I don't think so.
If the front door is open, it's not a problem since the garage door can open and close. Demolition August 2009, Construction Started September 2009, Completed December 2010 Re: Internal Garage Access... where to put the door? 10Jul 09, 2008 10:36 pm What the !!
Make the door in the garage open onto the back wall of then garage (ie the first piurcure but hung from the RHS in the first picture and opening to the toip of screen) - and put a piece of carpet in the garage - problem solved. IMO - Never have a doorway open onto a hallway - To many of broken noses . Steve Re: Internal Garage Access... where to put the door? 11Jul 09, 2008 10:45 pm what about a cavity slider? With ours, we have the garage widened (for the extra room) and that meant that we could swing the door into the garage - similar to your diagram 3.
Works for us! Re: Internal Garage Access... where to put the door? 15Jul 10, 2008 8:05 am We felt that the standard garage on the Cremorne was too narrow - it's interesting that they don't put the dimensions on the plan, only the size in sq metres:
http://www.porterdavis.com.au/content/Houses/Cremorne/Floorplans/cremorne41.pdf Our width is now 6.62 metres (internal ) by 6.12 metres (internal). We had ours extended by 0.5 metre - doesn't sound like much, but makes a huge difference when you stand in it. You can see the extra space to the right of our garage door when you look at the latest photos on our blog. That would make the standard garage 6.12 x 6.12 = 37.45 - pretty close to what the brochure says. Hope that helps! But would a cavity slider lock as securely as a standard door, given this is an external entry into your home? We have a garage opening as Yakchat suggested, opening into the garage onto the back wall, garage is 6.1 x 6.2. Re: Internal Garage Access... where to put the door? 18Jul 10, 2008 9:55 am Yep after getting the plans out and having a look at how tight it may be we have decided to leave it as it was on the plan.
Thanks guys, now we are ready for contract on Monday, woot! Re: Internal Garage Access... where to put the door? 19Jul 10, 2008 11:12 am Helyn coljacqld what about a cavity slider?
