Haha I can't believe the price of the land $290 just for a piece of land. I am glad we got ours when we did, it makes our $215k seem fantastic. SS not committing to a finish date. Maybe Jan but I'm thinking given where they're at now it should be sooner. So much activity in our street now! (Kris, here - Bren's other half - also responsible for most of the messages), I can't believe they have expanded the Estate to 145 lots! Our place has had a few hiccups, gable was not even, so had to be pulled down and re-built, bow in the back roofing and a few more, but our SS is onto them and is quite quick and getting them fixed. Went down today, ours is all locked up and looks like its ready for painting. Cabinetry is all in and waterproofing done, I guess paint and tiles next??? We still seem to have a lot that needs to be done on the outside - painting and feature / decorative stuff on the facade, but that will be weather dependent. At this stage we're looking at end of November, but our contract end date is mid December - so they still have a bt of time. We're looking at the exposed aggrigate for the driveway too Julia, had a quote for it a few months ago and it's actually quite reasonable - I wanted the aggrigate to continue on the front porch, but the concreter said it may be an issue, so having to re-think ideas a bit. Re: Lara Central Estate 153Oct 18, 2016 4:28 pm Hi all, We posted here a while ago regarding the Caveat Bisinella puts on the blocks to ensure compliance with the landscaping condition. We got finance for the land purchase before the Caveat was lodged. Now that the Caveat is registered on the Title, the bank has an issue with financing construction of the house. I called Bisinella and they advised the bank should contact Bisinella's solicitor to ask for a Deed of Priority Over the Caveat to be prepared. I have passed this information on to our broker who said he doesn't think this will work. Of course, this happened late this afternoon so we won't get an answer today. As we had already been told in writing that the finance for the build had been approved, we went unconditional on our building contract. Now we're feeling quite stressed that the bank will withdraw approval on the basis they were not aware of the Caveat at the time they approved the building loan. Did anyone else have issues because of the Caveat? Re: Lara Central Estate 154Oct 18, 2016 8:41 pm Hi thats a bummer. Hopefully your broker sorts it out. We didnt have any issues with it. I would of thought it was standardish now. Bisnella did it with grand lakes too and other estate we looked had also had them. Good luck. Tomorrow I'm going to send a copy of the letter received from Bisinella's solicitor regarding the caveat to the broker. Maybe that will help? One day we'll be through this planning stage and the house will be built. Will all be worth it in the end! I've just been reading your thread. We only got a letter about the caveat in the post last week which we thought was odd, we assumed it was lodged ages ago when the land titled. Given our house is only a few weeks off completion I hope it doesn't cause any issues! Re: Lara Central Estate 157Oct 18, 2016 9:57 pm Thats really strange, what bank are you going through? We didnt get our caveat on the title for probably close to 4 months after we settled our land and we had our building contract done early on so i dont know if it even came up. I hope it gets settled. One thing i learnt from our time getting loan approvals was keep pushing and dont take no for an answer. We really pushed our broker and said we would go elseware and he worked him charms with the bank. Re: Lara Central Estate 158Oct 19, 2016 6:02 am From what I have read on the Grand Lakes thread it all depends on the timing of the loan application and the lodging of the Caveat. Would rather not say which lender is involved since they haven't actually refused the finance yet, so don't want to potentially negatively affect their reputation unnecessarily.
