Browse Forums Building A New House 1 Aug 11, 2015 10:19 pm Hi guys! Got my first plans drawn up from drafting. I'm happy to go through it but pretty much have one night to just go through it and check its all ok. Just thought id lean on the combined experience and knowledge on others here and ask if you see any potential improvements or.more importantly issues with the design? Screenshots below: whole house, top half zoomed, bottom half zoomed. It's going to be an investment /rental for some cost context. As some may have seen on the forums I'm currently debating chucking double hinged doors to the theatre...costs 950 unfortunately so for a rental im still torn. Also contemplating if upgrading the ensuite shower for 700 to a double was worth it....didnt add double showers and plumbing, just the physical shower. Plan is to then choose conduits for all switch areas so i can get an external cheaper electrician to install leds and other lights. I think all i need is to replace the standard room bayonet with a junction box if u plan to put more than one light on the one switch through? If i dont do this during build its easy enough for an electrician to hook two lights up to a new junction box of his own doing/installation later down the track right? Last problems i have /am considering is whether the two family windows need to be pushed up towards the corner with the alfresco as the open wall seems not fully centred to where couches would possibly be opposite? Im also torn on what to do with the master WIR as currently no windows make for a plain elecation look on that third wall of the front... Thoughts, criticism and advice are widely welcome! Throw them at me given all i have is tonight and tom morn to make a decision and revert!! Just remember this is for a rental... With some smart future proofing where it affords good value for money in terms of insuring me if i need to sell or move in Thanks!!
