You'd think being the major builder in the market, they should be more reliable and trustworthy. But the sitework cost just came back as a shock to us. We have a 800sqm block which is A class G7, no sand pad required structurally, no vegetation on site, 1m fall back to front. (we had the soil test and contour test already.) We'd expect the sitework cost to be the lowest of the lowest. But the builder roughly estimated it to be 20K (this is to include the additional 70 sqm drive way we need on top of the 35 sqm allowance) before we signed the preliminary contract and paid a couple of thousand deposit. However they told us this really is an overestimate and they don't think it will go over that. At the same time we talked to another builder and they said with a block like this, the sitework cost shouldn't be more than 10K, if it is, there is something seriously wrong and miscalculated. But today we got a call that the site work has been finalized and it has gone up to 25K. It's shocking cause we were expecting a call that says it has gone down to XXXX! Anyway, I have read here that builders try to rip off first home buyers on sitework and there is nothing much we can do except accepting it. Is this true? In your experience/opinion what is the right and reasonable cost of site works for a block like ours? Appreciate any input here! PS. Contour Survey 2. Are retain walls required? 3. Are Piles required? 4. Are you putting a swimming pool up against your House? 5. Are there large service runs and connectivity depths? 6. Does you slab/footings have to be upgraded? ie <20m, 30m? ....7.8.9.10.... Unfortunately, salesman aren't experts they tell porky pies.
