I agree that you should try to avoid easements. If any of you has a historical data of the pricing of the Elara Estate, Grantham Estate and Vermont Living Estate you can foresee your return by 2018. Council or Gables will extend the Terry Rd which will cross the Old Pit town road. please check with Council before you take your decision. Gables plan is not concrete yet still subject to change. so think before you invest its my opinion you can do whatever you think right for you. I visited Firstyle homes, and they had a handful of box hill H&L packages off annangrove rd. They sold straight away and land was $1400/m2. Check the property stat for last 20 years in Sydney. It's only last 3 years there are exceptional property growth and price up by 46% in 3 years. Do you think average house hold income increased by 46% in last 3 years? Do you think price growth will never stop? If you read recent warnings from RBA and major banks, there are significant risks if you buy property in inflated price. Major Banks have already increased interest for investors by .27% and AMP stopped lending investor loans. There is talk that bank will further increase interest for investors. As per the Economist property growth has already slowed down and If I'm not wrong last weekend was the lowest Auction clearance rate in this year. The Gables project is for next 10 years. Property price may grow this year and next year, but will eventually stop. I'm not discouraging to buy the land at Box Hill. I'm just saying buy something that value for money. I think $450-500k is the fair price for these lands. They haven't even started any work. The price of the lands are inflated and sales persons are encouraging everyone to join in auction to push the price more high. Think before you buy, don't regret in future. That's what I was trying to explain all of my friends in here, but they think this is the best project, but what they not understanding this is not right price line for this land when land is due to release in 18 month and area is due to development in 10 years. Dear all friend in here please read the news paper and current market stats before you support this price. there is no way I will pay that much price for this land. Gables is one of the most profitable project in NSW ever I seen. Guys just think $6B project and they want sale the land above $18b greedy Gables. I agree maybe 54000 is on the higher side. as 540000 land + at least 350000 to build a 4 bed double story + 60,000 of rent for two years adds up to around 950000... guess we can get a 4 bed double story house at that price in The Ponds, Kellyville etc... and - if we are lucky and the prices drop by say only 5% also in the next two years it would be a mistake to buy there but there is a chance that the price would increase though unlikely as there is almost zero percent chance of an another interest rate cut by RBA...which is the main reason for pushing up prices... I would be at the auction to see the action and based on that make my plan for next release.. ... if the prices goes up what the heck.. what the difference between paying a mortgage of 950000 or 1 million... we are screwed up anyways.. Re: The Gables in Box Hill 97Aug 19, 2015 10:45 am Agree with you both Joy and OfCourse For a first release, price is on the high side and I'm not sure how they will sustain growth towards the end of the release...And to be honest a lot of people assumed that the price will be cheaper and they just ran to get a priority number without checking the price. I do have a priority number but very unlikely to get something in this wknd's release. So all I can hope that they keep the prices same for next couple of releases. I don't think it will take 10 years to develop that area, more like 4-5 years. And it's very unlikely they will reduce the price in future releases given North West Sydney has the most population growth in Sydney last year and continuing....and who knows if the NSW Gov decides they will extend the North West rail link to Box Hill then rest is history!!! We never know what's gonna happen in 8-10 years. FYI - Lands are coming at Riverstone East. No time frame yet. I guess value of the lands would be more competitive then Box Hill because Riverstone is under Blacktown council. Distance wise from city is the same. Any one looking to buy and sell at registration needs to think again as at most optimistic there may be 5-7% increase by 18 months, which will not even cover the 20K plus in stamp duty or add much to the interest that the 10% deposit would earn.
