Browse Forums Building A New House Re: The Gables in Box Hill 362Aug 09, 2017 1:13 am kisakib Hi Guys I keep reading in other property investment forums that property prices started to fall from May, specially this week in Box Hill > Oran park > Marsden Park new estates. In Box hill there are resell blocks flooded in the market and selling for 30-50k less than asking price. Chances to fall even more. Also many are predicting that a huge a box hill price drop in coming weeks with foreign investors being unable to settle etc etc. Some predicting Box hill will suffer most for being pricey from their first releases. Any truth in those informations? Are they really selling for 30-50k less? Or is it just a hype in those forums as they always predicted impending crash happening since 2015.... ? Hey mate, I've seen your 'same' post in a number of forums and threads. I've been watching Box Hill market for at least an year now and can safely say that the above information is not true. The early buyers may be reselling after rego etc. but not for like $50K less. The advertised prices are increasing if not staying at the same level for both land and house / house & land packages. I myself have bought at the Hills Of Carmel and was really surprised to see the latest price list (Sunday). All lots selling at least $30K more than the price point at December 2016. I would expect the same for Gables as well as these two are masterplanned communities and the Gables estate looks awesome! (I missed out!). Hope this gives you some level of comfort. You have been asking when to enter the market, is waiting good etc in other threads. To me, no one can predict the market accurately all of us have opinions and expectations; if it's your first home there is no point waiting. And personally, I think Box Hill prices will keep going up in the future and it will be a premium suburb! All the best! So keen to hear everyone feedback for those who have already bought and starting construction process. How is everyone finding the construction guidelines/ approval process for Gables? Too rigid or it's easy to manage? Prices have gone up, is it worth that investment? I definitely think yes but keen to hear from u all? Lots of developments are cmng up in box hill. Thank u in adavance So I am building in Hills of Carmel and from my perspective if you are comfortable paying the price for Gables go for it. I am envious of the look and beauty of the estate as well as the community they have already become through estate organised BBQ's and gatherings. From what I heard they also all got to pick the name and features of the first park. It really does seem like its being built for the community. I have also heard it takes forever getting things approved which I know one person was so heavily impacted their finance approval lapsed and the whole process took far longer. The up side to this extra time is you know the houses in the estate are going to be top notch. I also believe you need to have bought a lot before you can get in on the wats app. As for HoC the communication is very slow and doesn't have the bling the Gables has. However I managed to get my hands on a block of land directly opposite a park with views from our alfresco of the blue mountains (and yes it will be views after all houses are built) 12.5m front 380sqm for $510k. The only lot i found in the gables for that price had a giant power box on the lot with a easement that used 1/3 of the frontage. So in short if you have the money go for it. I think it will be an amazing estate - better than any other estate in Box Hill. But if you want to save some coinage you can get prime positions in HoC for cheaper. Have explored other estates as well, I even end up giving deposit in halcyon rise but nothing seems to be happening with that estate hence looking other estates now. But I keen to hear from someone on how long it is taking now for the approval process with Gables? Also can we get extension as their contract have a condition that u need to start building within a yr of rego? As i mentioned earlier i m in a.process of buying a lot 1275 and i having challenges getting confirmation from coucil whether i can have a driveway on the front st which opposite the park? I didn't have any issues with the driveway as I wanted it on the primary street and it just fit in the area I wanted it. My frontage is 15m wide and depth 32m. I have had other challenges though getting my DA passed by Celestino and Council so if you want some insight, please ask me any questions. So you ended up putting a deposit on the block? Your builder should be able to tell you where you can have your driveway and where it will fit. They should have all that knowledge though I have discovered through this process that they are learning and discovering like the rest of us! Once everyone has a better understanding of the requirements, the process will be a lot easier. There were a lot of frustrations for me because the developer kept changing the guidelines and my builder Eden Brae wasn't as on top of things as I expected. The builder also gave me misinformation eg. telling me I had to have a wooden stained front door when I wanted a painted black gloss door. I am happy to share with you any of my learnings and answer your questions.
