The Gables in Box Hill

Hi All, I have a block for Sale in The Gables. Lot 2323 Aplite Circuit Box Hill NSW. It is a 700 sqm block with a 21 meter frontage. I have current plans drawn with Eden Brae for a single level 42sqm home with a 3 car garage. It is the Queenstown 36 which has been extended. The block does have an green electrical box on it. I am trying to be as honest as possible but would like to try and sell my block of land if anyone is interested. Happy to pass the plans on for the block as well.

What restrictions are there because of the electrical box.

Can you share plans and price expectation

Hi thank you for your reply. Yes there is small easements around the electrical box as seen in the site plans. You can build into the larger easement but not into the smaller easement around the electrical box. What price expectation are you after? For the build of the home as this would depend would depend on your inclusions into the home? For the price of the land I am happy to discuss this too.

Hi All,

We actually have a block of land in The Gables and are now planning to start building.

Since it's being a corner block, there is a Flow System Kit and the Tank on the Primary Street. We in tend to relocate the kit and the tank on the other side of the block still facing the Primary street to have a Facade what we are exactly after.

Has anyone gone through the process of relocation of this this kit and tank ?

Appreciate if you guys can chip in your 2 cents.

Hi ,

In Gables , they are selling now 450m lots for 545 - 550k . Is that a reasonable price ? how is the market trend over there , does the prices fall down compared to what they sold before.

They have discounted $50K now. It's a great price and they won't go any less. And I don't think this discount is going to last long. If you're interested in the Gables this is the right time.

Hey Guys,

I will be building in gables on a standard lot ( 15.01 * 30m no side easements ). One of the builders stated that since the width of the lot is >15 meters, I can build up to 30% on first floor and will have some additional restrictions ( side offset ). The house design that I am inclined towards is 12.5 - 13 meter wide.

How does the hills shire council deal with 15.01 wide lots. I have heard some people building larger homes ( up to 44-46squares ) in the Gables on similar sized lots. Just wanted to seek some opinion from guys who have already built there.

One reputed builder said I can construct 65% each on ground floor and top floor, whereas another developer said we can constuct 50% down and 35% or so in top floor. I wanted to build 40 squares, I suspect it may not be allowed.

Most of the builders with prior experience in Gables say that rules does not apply to Gables and 65% can be constructed on both floors. But again, unless a plan is submitted to council, one may not find out.

Option 1 - Greenfield CDC Part 3C.10 - Maximum Gross floor area 290m2

Option 2 - CDC Division 4 Part 3D.20 - Maximum Gross floor area 290m2

Gross Floor Area means the sum of the floor area of each floor of a building measured from the internal face of external walls, or from the internal face of walls separating the building from any other building, measured at a height of 1.4m above the floor, and includes habitable rooms in a basement or an attic.

The calculation of gross floor area excludes:

any basement which is for the purposes of storage;
vehicular access, loading areas, garbage and services;
1 car parking space and access to it;
terraces and balconies with outer walls less than 1.4m high;
voids above a floor at a level of a storey or storey above.

Hills Shire Council - Part B Section 2

Site Coverage

Site Coverage will include driveways, pools etc and is limited to 60%, of this only 45% is allowed to be the footprint of the ground floor (450.3m2 x 0.6 = 270.18m2 Site Coverage, ground floor slab cannot exceed 202.635m2/21.8 squares)

There does not seem to be a requirement for house size on the upper floor (so you could build the same size top and bottom), however, you will need to make sure that you comply with setbacks, heights and most important ,would be the shadowing of your neighbor's
