Btw I think the price for the land iis overpriced considering land is 2 years away from settlement and 12 years away from developing. Rouse hill,schofields and kellyville have upcoming infrastructure and established. 540K for land and 300 for house that's almost 800-900K, might as well purchase house in ponds now. We really want to keep our mortgage at 1/3 of our salary. The prices are ridiculous right now. How many can afford to pay 1mil mortgage??the risk is high even if you can afford it. Btw the design guidelines for gables house suggest that the house alone will cost almost 500K. Not sure what indicates in the guidelines to make you think it will cost $500k? The Gables is perfect for those who need the 2 years to save up for the deposit while securing land and locking in a price. If the wait and lack of development does not suit you then there are plenty of areas you can buy in the norwest area and move in instantly. Not need to waste your time in this forum trying to change the mind of others. I appreciate positive and negative input here from others as it is at least appropriate and informative to help others make their own decision instead of telling them what they should do. A lot us might including myself might end up buying there for different reasons (budget or availability or money at this point of time as gable needs to be settled after 2 years) If someone can take a mortgage of 1 million at this point of time (which i cant) is better of looking at Baulkam hills or Ponds...which are far nearer to transport and school (Please note as per the latest Domain data the auction clearance rate in northwest last week is just 64% and to expect prices to go up by 20 - 30 % when we don't expect a huge interest rate cut is being overly positive to say the least... Please note RBA governor the most researched of all of us has said the prices are crazy... so at least we need to cautious about price appreciation (which i am) for making financing decision Investor are giving a hard time to first home buyers like me and i am really hoping the APRA/RBA actions would help us... They probably investors who want to push the price high (in auction most of the buyers were investors) or work for Gables. I'm just waiting for market crash. @Joy1 don't hope for market crash as that inadvertently leads to job losses for a number of people - imagine buying a cheapish property thanks to a crash, just to find out in a few months you can't pay for it ( fingers crossed that it doesn't happen) As far as Sydney property prices go - see the two charts below both from trusted sources the first one being RBA.
