Browse Forums Building A New House Re: Rural build Bullsbrook WA 21Aug 14, 2015 12:01 pm some progress went up to the site the other day : access track - major issues with bogging of heavy machinery. problem with the crossover into my block. still figuring out a way around this. i can smell increased costs with this. not happy. despite this… they managed to get the earthworks machinery up there… bogged ….. right at the bottom near the crossover. I feel your pain though, half our driveway has washed away in the rains and we need to dig out a few tonnes of sand from our crossover! It is awful when you see your beautiful block being pulled to pieces, you just have to keep telling yourself it will be worth it in the end!! Re: Rural build Bullsbrook WA 23Aug 14, 2015 2:39 pm interesting… what do you have to do to prevent that from happening again? and what are the costs likely to be? they haven't said anything to me yet except that the costs of dealing with this 'unforeseen' issue will be 'beyond margin' which i presume means they will want me to cough up. i am not super impressed with things at the moment i have to say. right at the beginning of the build as well. Re: Rural build Bullsbrook WA 24Aug 14, 2015 5:25 pm When we put the drive in we didn't top it or anything, didn't see the point when we knew it'd get chopped up by trucks. Once we move we'll top and grade it which should help. We're probably going to install some kind of guttering down the side and 'persuade' it into the crossover properly that way. I hope they don't charge you too much! Do You have rock to contend with as well? Re: Rural build Bullsbrook WA 25Aug 14, 2015 5:40 pm not sure about rock… preliminary stages would suggest there is some rock but not much and not difficult rock. fingers crossed. This is a situation where the cost to deal with this 'unforeseen' problem (note my slight sarcasm regarding unforeseen) is going to exceed the provisional sum allocated (based on what i am told at the moment). What then? i presume they will raise a variation and tell me i have to pay or everything grinds to a halt and we are at an impasse…. i am regretting this building thing already… Re: Rural build Bullsbrook WA 26Aug 15, 2015 4:22 pm they did a fair bit over the last couple of days doesn't look like much in the way of rock… which is good… there was quite a large provisional sum for rock breaking.. they did the cut … the site is now really one big hole! they managed to get this little bugger out of the bog… Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ big deep cut! Maybe they can offset some of the rock allowance for the extra work resulting from the bogging!! That is a deep cut. Are they just going to do a fill or are you having a sand pad? The provisional sum was for rock breaking.... so strictly speaking, not really appropriate to use this allowance for access track construction.... At the end of the day with some fancy accounting, shouldn't be significantly more than what the contract price is but this involved fiddling with provisional sums etc.. here is hoping that no further cost blowouts occur!!! they need to cut into the hill a bit more behind the house and will need to lose a few more trees going to go up there and check out which ones need to go… oh well.. at least there will be firewood for a while… Re: Rural build Bullsbrook WA 30Aug 25, 2015 9:15 pm Can they just steepen the batter a bit more rather than push the crest of the cut back? I think some of the trees are already threatened as they are right on the edge. I suspect they might fall over if deepened more. Re: Rural build Bullsbrook WA 37Aug 29, 2015 10:36 am more progress recently rains held off most of the week and allowed some good progress with the access track. bringing in rock to lay down at the crossover into the block. will probably be like a highway once it is done! The track splits up to loop around the house site as can be seen in the 3rd pic… that is the bit that passes in front of the site. Also met the site supervisor about the tree situation - i think on balance much better to remove them and create more flat space behind the house. don't really want the house backed up against a bank… and certainly don't want trees falling over … going to lose around 10 mature trees… though some aren't that big… however… wandoos make good firewood! didn't realise it but i did take down a dead tree on that hill that was probably a wandoo… and that wood is heavy and dense… made great burning this winter. Plenty of other dead trees to use. going up there next week to take a few pics of the progress with the access track and also what it looks like once the trees have been removed Hi Renee, Boundaries in NSW are generally shown on Deposited Plans.
