Building A New House

Well after vicariously living through these posts for months now it is finally time for me to begin sharing my own build!
My partner and I purchased a lovely block of land in Withcott on the 19/12/14. We have family who work in the earthworks industry so on weekends we began getting the block ready for our dream home.
After ALOT of back and forth with our Coral sales consultant we signed the contract on the 07/05/15
Once we received the approval from the bank on the 10/06/15 we paid the 5% deposit to get things moving along
On the 22/06/15 we completed our colour selections and Clipsal appointment. Was so exciting to see our vision for our house finally coming together.
So firstly the house details:
Here is our floor plan of our modified Avoca 25. We have made a few changes. When we first looked at Coral we fell in love with the promotion at the time which included the timber look flooring and the outdoor kitchen with decking. Unfortunately once we were ready to sign up the promotion was no longer running. We decided to add these features into our tender as extras.
Our list of changes / extras is quite large:
Garage door to hallway changed to cavity
Garage door to outside changed to sliding glass door
Timber Look Flooring throughout
Neo Modern Kitchen
Change modern basins to organic options
Change window in Main Bedroom to sliding glass door
Add recess to ensuite shower
Add second shower head to ensuite
Removed window from ensuite and added large mirror instead
Add wir fitout
Change sliding door to alfresco to sliding stackable
Change windows to double hung in living area
Add bench to laundry
Add decking to alfresco
Add outdoor kitchen
Add solar power system
Add septic system
We are having the bare minimum in regards to electrical as we have a family friend who is an electrician and will complete the rest after hand over
Floor tiles are going to be the grey ones (Arkitek Grey) and the wall tiles will be the white (Nova Carrara Bianco)
We have gone with the natural oak wide plank for our timber look flooring
We will have the grey stone bricks with the shale grey roof, gutter and facade. The rendered pillars will be Stepney
Ice Snow benchtop with Polar White Silk finish for the cabinets for the kitchen
Bathrooms will be Osprey benchtops with Polar White Silk finish for the cabinets
Outdoor Kitchen is the standard bench top and Sentry Laminex for the cabinets
We received our colour variation back on the 06/08/15

Right now we are waiting for council approval, which we have been patiently waiting for for over 8 weeks now!! I don’t really think council are to blame though as it feels like Coral are not supplying the information required. Having a very hard time getting any sort of information from head office. No one seems to call me back and I am constantly chasing it up! Don’t want to start this thread off whinging but it’s been pretty painful so far! Head office told us we would need to move the house location back two metres due to the flood levels on our property but we had already cleared the location with council before completing the earth works. So we phoned our contact at the council who told us our location was fine and to tell our contact at Coral to contact him directly. Sure enough, a week after we give this information I have followed Coral up and they have said the location should be fine. They then said they would contact me later in the week with an update and I didn’t hear from them so will follow up again today. Constant battles already. But should hopefully get some good news shortly.

Thanks Ilaeria! It is very different isn't. We just love it. It backs onto parklands and isn't fenced yet so feels huge at the moment!

I've just read your first post properly... a lot of Coralers have found it helpful to email HO so they can keep track of correspondence. Maybe you could do this and tentatively suggest that maybe you should contact the State Manager?

Congrats on starting the process tal09, huge block of land you have you lucky things. Floor plan looks great and the outdoor kitchen will be amazing. Great brick choice and render (I might be biased though as we have grey stone bricks and grey render ) hope you get some straight answers out of coral so you can start your build. Looking forward to following along.

Hi tal09, congrats on starting your new home.
Just a bit of advice. Don't bother trying to ring head office just email. They very rarely return your call, I have found they are better with email and you will need the paper trail. If you do call follow up with an email recapping your conversation.

Well we finally got some news from Coral on Thursday (after I phoned every day!)! Council approval is all done! They have sent through the details to the bank and now we are just waiting on the bank to send through the ACC. I'm so excited! I cannot wait for this to start!
Thanks for the advise coastalbreeze and Mellywil! I think I will email from now on. I couldn't email before because I didn't have the email address of our head office consultant. We are onto our third consultant since starting this process! Seems all the ones we get leave! Might be something I am doing! Haha
You clearly have great taste Tribe! I am going to have to check out your blog and admire the great choices.

Excellent news all your approvals have come through. Last little hurdle and you will be off and building.
Hehhehe I don't know if I have great taste tal, I've spent our whole build holding my breathing hoping everything goes together nicely .

we had an independent building inspector it was $1200 for 3 inspections the first was at frame up, second was at lock up and the final was the day we did the walk…
