we hit rock and have had to pay $7k to excavate - but that doesnt include removal of the rock from the site so it is sitting in a big pile now. Is it usual for them to dig out the rock and just leave it there? We are now going to have to pay for someone to take it away. I feel as though I am being shafted by the builder again! c Re: rock excavated and left on site 2Jul 16, 2008 10:42 am I would have thought that site costs include the removal, especially if they go to the trouble to mentioning rock excavation costs. Was htere anything in the contract? will have to chek the contract as I have a feeling that its not included (hence the additional rock excavation cost) - but will have a look tonight when I get back c Re: rock excavated and left on site 5Jul 16, 2008 12:05 pm chmaiden we have some pretty big boulders there will have to chek the contract as I have a feeling that its not included (hence the additional rock excavation cost) - but will have a look tonight when I get back c Contact your local landscape supplier(s) and ask if they are willing to take them for free, or if your really lucky they might give you something in exchange (soil, gravel nor whatever) Best Price Wardrobes Sliding door robes | Walk in robes Deco panel | Mirror | Melamine 26 to 28 Cottage lane Hackham M: 0402 927 376 http://www.bestpricewardrobes.com.au Trade welcome Re: rock excavated and left on site 6Jul 16, 2008 12:22 pm you probably would have been better arranging to excavate the rock yourself hiring and excavater, I dont know how big the rock was but 7k is rich & no doubt the builder has profited greatly from this.
whats an excavator & driver worth? $100-200 an hour,, imagine how much you could have saved if you sorted it out yourself, I reckon 1-2k Max actual cost, sorry but I think you got royally shafted Re: rock excavated and left on site 7Jul 16, 2008 1:22 pm I agree. It may have been better to get your own quote, usually the excavation is cheap especially if your builder is already planning to bring the big bobcat in the do the rest of the site prep it doesn't cost anymore to remove bolders. The most expensive i think is the removal and tip cost. Yes, definitely ask local landscaper or nursery if they want any to save on tip cost. Re: rock excavated and left on site 8Jul 16, 2008 1:43 pm just got the invoice from the builder that they received - 40m @ $140/m. which comes to 5600+GST. they have then added 18% to the total am trying to find out wha this is for! The invoice stats rock removal, and then someone has scribble "excavation only" over it!
feels like I am being bent over here! Re: rock excavated and left on site 9Jul 16, 2008 2:08 pm just had a reply : copied below:
"Ok the invoice is from a Plumbing company. They do not have the capacity or even the will to actually remove all the rock from the property. Their only need was to excavate the rock from where they were preparing the drainage. Yes, the invoice that comes from T.N.T says “Rock Removal” however this is removal from the ground, not the property. The reason for the total variation figure being $7280 is as follows; $5600 charged by T.N.T +30% (10% GST + 20% Margin) = $7280 20% margin was charged in accordance with building contract specifications and goes towards the covering the costs of delay on site and administration processes to resolve the issue." According to the Macquarie Dictionary, excavating is, "1. to make hollow by removing the inner part; make hole or cavity in; form into a hollow, as by digging. 2. to make (a hole, tunnel, etc) by removing material. 3. to dig or scoop out (earth, etc). 4. to expose or lay bare by digging" So excavation include the act of removing the material. So, the builder has acknowledged that rock removal is included, and we know that excavation includes removal of material to make the hole, so the only other possibility for "rock removal" is off the site. I would find out from someone how much rock excavation and removal normaly costs. A rough figure should do. If you've paid for only excavation then fair go. But if you've paid for excavation and removal then that's what you should get. While you're at it, measure the rough size of the hole and check that 40 cubic metres have been excavated.
