For the queensland code, its set back is based on MOP not to the wall, so for our block 12.5m, we can have only up to 1.4m set back (includ eaves), but we have a 1.6m set back which mean by the time you add the eave (450mm), our setback becomes only 1.15m. This is the reason we think Council might make us cut our eaves from 450mm to 250mm. Also because we are a standard lot (NOT a small lot), therefore the 1.5m set back to the wall (with 900mm for eaves) for the Redland Small Lot code doesn't apply. But its quite interesting that the Small Lot code actually allow you to have less set back but then consider for 10m frontage block, you can't have a wide house. let me know your thought on this,. From your earlier description it looked like it trigger the Small Lot Code under the RPS 2007.
As stated earlier, the QDC triggers outer most projection, so if you are on a standard lot your building certifier will need to apply for a variation under the Building Act. We are a standard lot with a narrow frontage. We will meet the council people later this week and will let you know their feedback. And in the end, it's not the years in your life that count. From what you have described it is not a Small Lot under the Redlands Planning Scheme.

It's badly written definitions like this that annoy planners to no ends, let alone the general public. I wholeheartedly agree with you Chloe, it's not a small lot under the Planning Scheme and standard Queensland Development Code Part 11 setbacks apply. My advise is to talk with Council, as your plan was already. Give them your plans, get written advise confirming they are okay with designing the house with smaller setbacks, get your building certifier to lodge a variation under the Building Act 1970 and use the previous correspondence as supporting information. Don't cheapen out of the eaves, do a siting variation.
