Browse Forums Building A New House 1 Aug 07, 2015 4:15 pm Hi all, Been looking around at others threads for a while and decided it was time to do one for myself/ourselves. Me and my fiancee are building with Smart Homes on Haricot St in Tuart Ridge Estate Baldivis. First house either of us have ever built and really enjoying it all so far. We currently have our slab down and drainage done, bricks were delivered this week with the laying due to start next week. We had a delay with the earthworks as the cement guys had setup shop on our block when they were doing the big retaining wall at the back and didn't clean up properly so under the top bit of soil there was a heap of hardened mortar and junk. It set us back about 2 weeks. Here is a bit of a timeline so far which I will update as we go along: 29/04/15 - Final plans & changes made and signed off on 07/07/15 - Slab down 07/08/15 - Bricks delivered So the house we are building is the Genesis, plans are below http://smarthomesforliving.com.au/displ ... -baldivis/ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ And the display home Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ This is where our block is, overlooking the park which will be nice. The theatre room is actually going to be a games room which opens out onto the alfresco and we had it enlarged a bit so it can fit an 8x4 pool table We are going to wall mount the tv on the recessed wall in the loungeroom and wall mount some speakers as well so it won't take over the room. Just need to find a nice entertainment unit to suit. I'll post up some pics once we go for a visit this weekend so show the latest progress Re: Smart Homes Build - Tuart Ridge Baldivis 2Aug 08, 2015 2:40 pm Congratulations on slab down and bricks starting soon! Erin and I are also building our first home with Smart Homes - We're currently waiting on the bank to come back with pre approval but we've signed the PPA and have a block on hold - due to title in September, so we're getting the ball rolling! we're excited, i thought building a house would end with WW3 between us, however it seems to be going smoothly so far - we've tended to agree on most designs, layouts, changes etc. I fear the prestart may test us a little bit especially with me leaving the colours up to Erin and I've warned here I'll only pipe up if i absolutely disgust what she's chosen how did you find the prestart process? we're trying to research and decide as much as we can before prestart to save being pressured into anything we're not 100% confident about. Hi, Prestart was good, goes really fast though and I felt a bit rushed making so many decisions in a short amount of time. One really good part was going to Crosby tiles and selecting all that stuff there rather than having to do that at pre-start so I would recommend doing that. Re: Smart Homes Build - Tuart Ridge Baldivis 4Aug 11, 2015 11:38 am Congrats!! Slab looks huge!! We are building in Baldivis also, be good to follow your build. Re: Smart Homes Build - Tuart Ridge Baldivis 7Aug 11, 2015 6:37 pm kellie_87 Congrats on your brick delivery! Plans look great.. and I love your couch choice Thanks Kellie, yeah I loved it straight away but the missus took a bit of convincing to go with a leather couch Re: Smart Homes Build - Tuart Ridge Baldivis 9Aug 18, 2015 10:38 am awcarroll Good luck with the build!!! We are virtually neighbours as we are on lot 708!!!! We should have the slab down in 3 to 4 weeks and then the fun begins! Oh cool will say hi if I see you guys there. Good luck to you too, will be watching it go up with interest now Who are you building with? Re: Smart Homes Build - Tuart Ridge Baldivis 13Aug 19, 2015 11:28 am So we got a bit excited with the bricks, turns out those were only the exterior ones. So now the double interior bricks have arrived as well, sooo may bricks!!! Have been informed the brick team will be onsite late this week or Monday next week. Re: Smart Homes Build - Tuart Ridge Baldivis 14Aug 25, 2015 11:42 pm Hi Lazarus, How's the build going? Any movement onsite from the brickies yet? Erin and I finally signed the land contract and put deposit down, our rep at smart homes has now forwarded our PPA through to admin, so fingers crossed we can get the building contract sorted soon for formal approval. Our land is due to settle late September early October now, the lots have already reached practical completion by the land developer, just waiting on the miles of red tape before landgate will release the titles. so hopefully we won't have too much time sitting around as settlement should get sorted soon after titles are released and then finger crossed everything lines up for slab down not long after. Re: Smart Homes Build - Tuart Ridge Baldivis 15Aug 26, 2015 9:18 am Hey guys, That's good not too far away now Nothing moving at our end yet, spoke with our liason last night after Tyana went and had a look in the arvo and saw nothing was happening still, and she thought they had started on Friday!!! Looks like a bit of a communication breakdown, should hear back this morning as to whats going on hopefully. Re: Smart Homes Build - Tuart Ridge Baldivis 16Aug 26, 2015 1:18 pm Got a wonderful explanation that "something came up" as to why they haven't started work yet :/ Anyway have got site meeting with Brickie dude tomorrow arvo so hopefully will get it all sorted.
