Browse Forums Building A New House Re: Truss and roof structural drawings 2Aug 06, 2015 9:53 pm I cannot answer your question directly as I am an owner builder, but I requested and received (for a small fee) a set of roof truss drawings from the truss fabricator with enough detail to satisfy the councils requirements for my building application. When I actually confirmed my order the truss fabricator prepared another set of more detailed drawings which included marking and set out plans (each truss was marked with a unique number with a plan showing where each truss was to be installed. In addition these drawings, included bracing, tie downs and allowable loadings. This set of drawings (laminated, water proofed and in colour) were not provided directly to me but were sent on the delivery truck with the trusses. I happened to be on site when the trusses were delivered so I took them and made a copy for my records. I used this laminated set of drawings for the actual installation of the trusses. In your situation the council should get a copy of the preliminary set of drawings when the building application is submitted but final drawings may not be available until the trusses have been manufactured. It will be interesting to know if other people were given a full set of drawings by their builder or just a basic set of floor plans. Even if it was subcontracted the builder can easily forward me the truss and roof fabrication drawings (derived from structural drawings) - i can deal with fabrication drawings. Often the roof detail just gets called up as make roof per the relevant Australian Standard. The roof carpenters just do it from that. However, if any structural beams are required, they would be detailed in some manner. Some designers/builders try to pass off some of there details as structural, look for the engineers stamp, unless there is a stamp council building departments wont accept them, nor should you. 2. Some trade contractors cant read structural plans and say "this is the way its always done" ...go figure 3. Some builders/contractors prefer you not to check there work..ie once covered often forgotten,until something goes wrong. 4. Clients are generally out of warranty when things start failing and are usually time dependant ie, corrosion, soil settlement, shifting loads. etc Trusses are an interesting problem especially light steel trusses built in marine coastal environments, where warranties amount to very little and some repairs can cost the original house price (built 25 years ago) Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Re: Truss and roof structural drawings 6Aug 07, 2015 11:51 am We didn't receive a copy of the roof truss drawings either. It wasn't included in the engineering drawings but there was a condition on the building permit that truss details had to be submitted prior to the frame inspection. I don't know whether this happened or not. I do know that the frame was passed by the building inspector three days before I was told by the designer that there was a problem with the house roof trusses and the front porch roof frame and they needed to be changed.
