Browse Forums Building A New House 1 Aug 06, 2015 5:18 pm Howdy ho strangers... so anyway, we are at it again (First build - viewtopic.php?f=31&t=56430)! After we left off with our "Forever home", we had a few more kids (current count at 3, 3 & under), and our then-adequate 498sqm has quickly become seriously inadequate. So we went for a hike one weekend a few weeks back and decided to buy 2.5 acres in rural North-central Vic! I fell in love with the Lincoln 37 by M3tricon, but after flipping, rotating, adding rooms, ending up around 43sq, etc etc, we realised it was the wrong design for our land. Which is sad, because I still love the design. I met with our our LOVELY sales consultant one Saturday just gone prepared to sign the estimate on the Lincoln, and then spent 9 hours straight with her and my then- 9 week old baby girl in tow (what is it with us and babies and building?!), drawing up new plans for the Denver 36. Except we're now looking at around the 42sq mark once we've added in our structural changes. I signed off on those plans last weekend, and we are now pending pre-start and Studio M appointment. Exciting! I'm now torn between colours. We will have the Traditional/Aspire facade, with render to the portico and front projected Sitting and Rumpus rooms. I'm not sure whether to go with a Jasper or Dune roof, and what colour bricks to go with it. So far what I'm thinking is: Jasper roof, garage, gutters. Dune Fascia, windows. Brick...? OR Dune roof, gutters, windows Jasper fascia, render, garage Brick...? I'm not sure which colours lend themselves better to a brown/darker brick versus a lighter brick! Interested in thermal efficiencies, but not at the expense of aesthetics. Would love to see your schemes with Jasper and Dune roofs!! Here we go again.................... We've got Jasper roof, Merino windows but I can't remember the colour of the bricks who knows what they might be called now, it's almost 4 years since we built ... congrats on all the rugrats too! Don't have first draft plans yet, and we're still working off the wrong orientation standard plan, as it's a promo floorplan and they hadn't put more than the one basic plan in their system yet. All my current selections are pending a visit to Studio M, as I tend to have expensive tastes and we're already stretching the budget!! I'll try and get a list and some pics up soon. Will be flipped to have the garage on the left though. Major changes: Add 1m extension to Bed 2 & 3, 500mm to each, pushing garage out accordingly. Add 1m wedge to Family, hall and Rumpus. Timber trislide stacker to Dining, timber windows to that whole section. Concrete from Kitchen to Family, extending the outdoor area (future decking). 600mm eaves. 9ft ceilings, with dropped ceiling to Kitchen. Timber glazed doors to both hallways, WIR, WIR, Study. Double timber glazed stackers to Sitting. Sliding doors to Ensuite, Laundry. Fill in walls to Study, Sitting, Rumpus and Family. Add second Linen to Rumpus hallway. Reconfigure WC and Linen to create WIL off Laundry, cavity sliders to WC and WIL. Delete additional cabinetry to Kitchen/Hallway wall and relocate Fridge provision to accommodate my fish tank (!) Dishwasher relocated to Pantry. Extend shower in Bath to 1200x900mm. Full height tiling to Bath and Ensuite. Full cabinetry and overheads to Laundry. Appliance tower to Kitchen with dual 600mm ovens, and induction cook top (all Bosch - no gas ). We have paid to upgrade to the designer spec, and got a $15k pack which includes laminate flooring, carpets, blinds and 35m2 of concrete. Current selections and inspiration to follow! I spoke with our SC again today, and she's adding rebated stacker to the Family, and timber cavity slider to the ensuite. We also discussed the connection of our rainwater tanks, and they hadn't allowed for the plumbing to the house (approx 36m), and the pipes won't be connected to the tanks until final stages?? This seems awfully frustrating that we lose 6-7 months of rain. We need to have the tanks on site before the build so that they have access to water. The other consideration is town water. We have access to it, but are only connecting to sewerage, as we want to be as self sufficient as we can (and don't want to pay water rates!!). We will need to run the town water connection to the pump at the house, with a manual switch over. They are suggesting this should be done post-handover, as the trenching would interrupt the build too much. Should we even go ahead with the 64,000L rainwater, or just scrap the connection to the house and go town water since we are connecting to sewerage anyway? I would still want at least 1 tank for gardens etc. Has anyone else built semi-rural encountered these issues? Any suggestions? We will connect to mains, but leave the plumbing as round downpipes etc for future changeover to stormwater system. We will connect a small tank at the house for now, connected to washing machine, WCs, dishwasher, and 1x outdoor tap. Down the track we will install at least one of our original 31,700L tanks, and connect the smaller house tank to overflow into the bigger tank. For now it will cut down on expenses and initial outlay, and free up some cash for other things (brick and tile upgrades anyone? ), and get me out of the headache of trying to get the builder to connect a storm water system with mains backup, instead of what will now essentially be the other way around. I think the Jasper will blend a lot better with the bricks than what this shows. My only toss up is Dune or Jasper garage...? Roof, windows, Render #1, garage - Dune Gutters, fascia, downpipes - Jasper Render #2 - Limed White. Bricks - Labassa I'm liking a lot.... While I wait to see what Metricon add back in to replace the discontinued bricks (not a fan of my current choices below a Cat 5....), I've done some shopping for the house. New lights and a wall clock (which I had always intended to purchase for the current property, but anyway...)! As a result, we have finalised our bricks to Ironstone (cat 2 - woo!!) with off white mortar, and Dune roof and trims. Undecided on Jasper fascia or not.
