Browse Forums Building A New House 1 Aug 06, 2015 2:10 pm Hi I am interested to hear everyone's experiences with Independent Inspectors. Did anyone NOT use an Independent Inspector and regret it? Did they just find stuff that wasnt really an issue? Did they rip you off? Just tick and flick? Costs? Thanks for your input Re: Independent Inspector stories? 2Aug 06, 2015 2:42 pm I intend to have a private inspector for my pre pour of slab. I believe that private inspection are great to assist owners throughout their build. Would I put my trust in a builder? Definitely not. Owners need to check everything. I had 3 sets of final drawings in one week because the first two contained errors. These were plans the builder asked me to sign off on as construction drawings. Sign off on an plan error and that error becomes a construction mistake then there are rectification works possible. This takes time and you may not achieve what you wanted in the first place. Re: Independent Inspector stories? 3Aug 06, 2015 10:03 pm i feel a lot better using an Independent Inspector, im not a trade person by any means, therefore getting someone who knows what to look for makes it easier. It does an extra cost to you build, but when your all ready spending the big bucks anyway - do what im going to do, put up up with my aging TV a few months longer. Cost can be anywhere between $450-$600 - sometimes with some of them they will do you a discount for over 2 or 3 inspections. Re: Independent Inspector stories? 4Aug 06, 2015 10:15 pm Absolutely necessary! Worth every penny and small penny at that in terms of overall cost especially with a reputable inspector. Our inspector commented that he could tell the builders knew he was coming, so they are more mindful of what they are doing.... not to mention we spoke to trades who said yeah they send us to the jobs where inspections will be... For 3 inspections we paid $1450.... frame, pre plaster and PCI.... a drop in the ocean, even for our non-dream home.... I would send it to the certifier who is technically your representative and working on your behalf not the builder's 1 1469 That is a really good attitude Akin to you catch more flies with honey than vinegar. I do enjoy watching that tik tok inspector from Victoria but he does go a little… 12 72362 It is true that a builder can ignore your independent inspection report as it is not part of the contractual arrangement but that is stupid because he cannot avoid fixing… 9 39966 |
