Everyone's threads have helped us immensely throughout this whole planning stage. So a huge thank you in advance. Please excuse the long thread. The home we are building is the Duxton 39. Location Southeast Melbourne. Facade we selected is the Peninsula. Hopefully we will have our polished plans too share in the next couple of weeks. Pffff Our house on land, we have made changes on location of home, we will be moving 1 metre to the left and extending Garage leaving 1 metre side of garage and gaining more on right. Changes made: - Additional windows in bedrooms 4-5 overlooking backyard. Sliding (600-1800) for light and privacy - Replacing existing windows in Bed 2-3 to above windows because it seemed too dark (And we viewed display home many times at different times of the day to check) and still looked too dark for our liking - Considering Mirror Cavity doors on the WIR (still pending) - Added fixed window to study facing front - Adding freestanding bath to bathroom to give it that feeling of more space. - considering frosting glass on the bigger windows top floor - Ceasarstone bench tops to Kitchen, Bathroom and Ensuite (normal laminated bench) for Powder room - Home Complete Package includes: - Flooring Cat 1 - Carpet Cat 1 - Driveway - Roller blinds to every window in house. - Kitchen Package - Extra Cabinetry - 900mm Upright Oven - Dishwasher - Microwave - Garage Remote - 20mm Ceasarstone in Kitchen (Upgrades) Carpet to Cat 3 Underlay 10mm Flooring to Cat 3 Upright to top cooker Upgrade to cabinetry Thank goodness we get credited back on these things, so the variations in price worked out very affordable - Raised Ceiling on bottom floor - Entry door - wide pivot door (Master room) - Replaced Double doors with Cavity doors to suit ceiling height and cater to WIR change - Replaced Awning windows with Stacker Door - Extending WIR 600mm by reducing lounge - Moving doorway to WIR towards stacker side(negative was we lose a shelf in WIR) so expanding it was compensation for the loss - Adding little window in WIR for airing and light reasons - Added Cavity doors to Ensuite (Family and Dining Room) - Replaced both sliding doors in family and dining with Double stacker doors. When opened up the whole room opens up to outdoor area. - Added 2 Awnings in family room - Added additional window to Dining room to compliment other window. - Fixed window to Kitchen as my splash back - Microwave and appliance Tower - 3 x banks of 3 Pot drawers - Waste bin - Food Disposal Unit - Upgrading Cabinetry to half size to go above Oven - upgrade range hood to go beneath them - Extended Island to 1200x3300 That's all I can think of at the moment still many things to come no doubt hah (Still pending) - Change Pantry - Change Powder Room - Raise Ceiling Top Floor - Stair Upgrade (for sure) - Air-conditioning (External) I'm ashamed to say haven't started. Lol - looking at Rendering - Hebel - Bricks So many choices hah - Solar Panels (pricey at Metricon) I'll look elsewhere - Rain water Tank (pricey again) - Pool (on the cards) but after handover, - A lot of things we can do afterwards but needed to tackle the costly things first So yes there is my thread sorry to bore most people but I will update when something new and exciting has happened. Maybe selection time in the next couple of weeks may need suggestions on colours Always open to new ideas and better deals out there so look forward to the posts. If your plan doesn't require changing it just means you selected a perfect plan for you and family and nothing wrong with that I've been browsing threads just to pick up ideas etc.. Unfortunately no one is building the Duxton so I look at threads similar to our plan and same builder. I didn't realise I missed some things out. Look at Carlisle threads which I see many and you'd get some great advice. But if your happy I wouldn't change a thing. Less to do post handover viewtopic.php?t=78985 Metricon - Duxton 39 7Aug 21, 2015 9:45 pm Hi emmz, I thought I would respond to your door question on your thread, fab floor plan too, your front facade is quite similar to ours but with a balcony , from the look of the quote it's just replacing the stacker doors but doesn't mention them being corner less, I would double check that. Have you decided what your going to do with your flooring? I went and saw the flooring man at our house yesterday and he laid screed to smooth the slab to be able to lay the laminate, he said if we had chosen to do our flooring after handover it would of cost us a extra $1,200 in screed but because it's in contract with m it cost us nothing, I had no idea about the screed. I'm hoping we do get copies before the date as well. But we have every right to not sign if unhappy with it. Ours is fixed under 16k as well due to land being flat, But hoping to not get unexpected costs at the time. It originally was 18k plus but head office sent us a reduction price of under 16k. As for the fire they haven't put it in yet because they are hoping the surrounding properties will be established and we won't need to pay. I think it might be 5 ? Lol . However I do remember our sales consultant told me that I might have to pay to make 5 star energy compliance or something like that. we increased ceiling height , and changed a window to stacker door. I have facebooked Park Edge Facebook and asking about stage 7 status . They said due to the bad weather we had lately, land won't be ready until Dec. it supposed to be ready by Nov. so there you go to our first delay. Giving Christmas and new year . We have until March. And land titles June!!! Work that one out hah However we did say we'll come back December and start, so they allowed us up until March. 9 months they agreed too. So I hope for a speedy process for land titling. I see our estates starting ready for stage 1 & 2 then it's our turn About ratings our SC mentioned it to us when we enquired about double glazing and then he dropped that bombshell about energy ratings. Lol . We have time until May next year. Tradies has to be on site by May or we have to pay 900+ per month . How much is double glazing with Metricon ? We are not getting cooling system now so maybe double glazing will help? FYI, I've been told $6500 for double glazing. That is the allowance amount and I was told ours would be the maximum but depending on no. of windows and sizing etc it could be less...
