Great idea removing the WIR from one of the bedrooms. Yes it was our spare room so we had no need for it. Bed 1 layout was biggest change we increased it more and moved ensuite and WIR to same side. We hated standard plan for that. Now the room is 4.2 L and W. We managed to add movement of our fridge space to kitchen as well, to give us extra shelving in pantry and will have a bulkhead above the added space. Prices ranging from $4500-$6000 for our size home. Double glazing for everything except laundry door costed $6500, and since we are bushfire zone area we don't pay for sarking on roof, insulation around doors and windows and fly screens. Today we also remembered to add Hot, Cold, Gas and waste point to Outdoor room and Cold Water Point to fridge space. Hi vintay, we are building the Glendale 42 limited edition in Geelong region. We upgraded to their promo that included stone to kitchen, 900 appliances, blinds, flooring and then upgraded other things ourselves like higher ceilings and doors, downlight provisions, data cabling, extending garage and alfresco, overhead cupboards to kitchen, we also changed the layout of ensuite to be same as standard as the limited edition one was different. Earlier we added Sarking but during our prelim our SC said we are covered with bush fire zone along with Fly Screens etc. Pays to bring it up with your SC incase he/she overlooked it. Ours did so he removed it all Definitely is included in the levy. Wow price has gone up? It was $4200 @ the time of us signing up. Let me know your updates. Hi Vintay Another big build Each to their own whether it be value or luxury. We considered this as well but in the end our selection was based on size of home on our land. Unfortunately the width of the luxury homes widths were too wide for our land. I see though that luxury have some good offers available but believe me that would be consumed very quickly!!! As a value home costs can add up pretty quickly as well. Our electrical we managed to keep to 20k and that's with basics, we opted to get Air-con done on handover as its so much cheaper for Double-storey then going through M. We will be getting some of our fittings done after handover as well, M just pre-wired a lot of the things to make the job easier for our electrician. These are: Fans, feature lights and outdoor lighting. As the items through M were outrageous. We did consider leaving out down lights as it would definitely be cheaper handover but decided to just do ground floor and do the top at a later date. Easier to do top compared to bottom. Opted to get basic alarm and upgrade at later date and they couldn't pre-wire We did choose M to upgrade heating to 4 zone, cost wasn't too bad. Pricing depends on location prices tend to differ in each state. If you find a perfect luxury home or value home that doesn't require any structural changes it would definitely be a huge savings. Unfortunately ours required a lot of changes so therefore our costs went up, before we decided on change we did look at other homes and no luck and decided it was worth it in the end. So take a base price of a home and add @ least 120k - 150k could me more depending on your taste. (Double storey) Good luck on build and anymore questions just ask Oh and haven't seen no builds yet on our home but in Officer Victoria you'll see the Peninsula Facade on the Liberty. Good luck viewtopic.php?t=79203 Just re-checked our contract and in fact we paid $4400 for BAL-12.5 protection;5mm glass, sarking, fly screens, ember guards, door seals, anti pounding boards etc, so pretty close to your price. We're NSW so I'm guessing there's no free provision for us, we did spot a double entry for sarking (bushfire and upgraded roof tiles) so credit was given so it's not included twice. Basically, Glendale 50 Limited Edition under Freedom comes with value inclusion as standard. But I prefer the luxury inclusion from the Designer range. With the luxury inclusions added onto the Glendale 50 Limited Edition, the house is in already feature packed. Just to name a few, 1) 2550mm ceiling for ground and 2400 to first floor 2) 900mm upright cooker and rangehood. 3) Cabinet and overhead cupboards (704mm height) to kitchen 4) 20mm stone benchtop for kitchen island 5) Include 40m2 of feature render for double storey 6) 2340mmx920mm front entry door 7) Brick infill to front, side and rear windows including above garage door. Pillars are separate price as well, if I can recall about 2k plus (per pillar) depends on what you want. Studio M will show you these options. Standard is cladding top floor, brick bottom. They render front and side balcony, pillars will be brick and above garage. We just kept standard for now. They were a bit pricey. We had to sacrifice some things and unfortunately this was one of them Here is our plan on basic facade. It's details include rendering and cladding. Hope this gives a fair idea on what's on the facade.
