Other builders seem to have no problem getting started next week, all they have to do is send tender then get approvals Hopefully it's shorter than that and they are only giving you a rough time frame... do they have to go through and get developer's approval first? Are you in casey council? Don't forget to pay the infrastructure levy otherwise you won't be able to apply for permits. Second Build, this time with Carlisle 2016, can't wait! They still need to do developers approval. For some reason Metricon do nothing until settlement. I'm surprised we saw soil tests on land. Other builders do a lot prior to settlement. A great example is Carlisle home!! They do soil testing and developers approval prior. Then as soon as land settles they pretty much retrieve approvals from council ASAP. Maybe it's different with House and land packages it's a quick process, but we bought ours separate. Amazed @ the quick starts of some of our residents in our stage. Settled last Thursday, council approval 1 day and slab on the 17th October!! No idea why they take so long That's so cool, you'll be our neighbour from the next door estate Yes it seems Metricon do things once lands settled instead of doing things beforehand. Hoping it doesn't take 8 weeks Which house design have you selected from Henley? Yep! We are practically going to be right next to one another! It has been a hard decision! We have been trying to decide between carlisle and henley and it came down to value for money... Then to throw a spanner in the works we looked at some Metricons on the weekend!! But the floor plans didnt work well enough for me So we are back to Henley and we are going to be building the Palace Lux Q1 with some modifications. We are just trying to justify the cost of the facade we want! Its going to cost us around the 30k mark!! But with the money we save on some of the other things we are trying to decide if this is worth the money! We are going from a single to a double as I am over not having a back yard!! We had a 12.5 x 32 block in berwick waters but now have purchased a 14 x 32 in high grove! I am shocked at how much the calue of land has gone up since we first purchased in BW's!!! Its massive!! If we had bought earlier we would have ben able to afford a bigger block than 14x 32 but its still bigger than what we are currently on and building a double means we will have more land and a much bigger house! We brought ours last year after helping my SIL find a block in our area we decided we better get back into it as the land prices are increasing by so much so fast! Howdy neighbour Congrats on purchasing a bigger block I can only imagine what BW land would cost now, when we first looked for land we had our heart set on high grove, BW or Pasadena and by accident we saw Delaray Land is becoming more expensive!!! Land has gone up 50k since purchasing it last year However our bank valuation came back excellent for our area so we we're happy at that Our wetlands in our estate will no doubt be available soon, apparently promising even larger blocks at a price of course Yes picking the perfect house is one mission, we could never find that perfect house that didn't need changing We fell in love with the PD homes then thought we'd shop around. Then we found Metricon. For us our admin stage has been excellent, so I'm hoping the excellent service continues. Loved the Henley homes but at the time SC were always busy so we looked elsewhere. I found pricing with Metricon pretty reasonable and they have no problems whatsoever with modifying plans.
