Our land is a tiny piece with 316 sqm [10.something x 29.something] and we have decided to build the EDEN 15. Has any one build the same house ? We are in the process of reviewing the sales estimate given to us. We had initially chosen to go with the internal + external pack as it includes a lot upgrades from the standard options. We also paid $3K as deposit, which gives us $15K worth of spending money at their STUDIO M The sales agent is very helpful and he has provided two separate sales estimate over two different occasions. There are so many other questions I would like to ask now, but I guess I go one step at a time as I want to hear some experience from fellow members if anyone has build homes with Metricon. I would like to know if anyone here knows the procedures with Metricon. We were given the Sales estimate , but is this just an initial document to have an estimate ? Will we be getting a detailed information of items that are included and will this be another step. Your sales estimate is just that, once your soil tests have been done and they can confirm slab costs and you lock in your internal and external selections plus flooring and electrical then you will get your final price and contract. Generally try to add as much into your tender as possible with good allowances for flooring and electrical. The 15k spending spree can only be used on certain things like stone upgrades, baths, tapware ect. It won't cover structural changes or electricals. I think the Eden 15 is apart of the home solutions range, Chaton who is building north of Brisbane will know exactly what the process is as she has just gotten all her building approvals through. Our process was a little different. We have been extremely happy with Metricon, the staff are fantastic and so helpful and our site super is lovely. Our build is going really well, only had a few minor questions which have been answered and fixed promptly. Good luck with it all. The sales estimate he has provided includes the soil test but doesn't say anything about the slab. It could be different as you mentioned your process is slightly different. I'm at the assumption that this is enough to cover a decent amount of upgrades. We have a 15k spending for StudioM and 5k for electrical. Yes I'm trying to include as much as I can and I really don't want to get any surprises. We are building the Eden 15 which is from the home solution and its a small house as the land is small and rectangular. Building with Metricon - Coomera QLD 6Aug 05, 2015 10:19 pm Hi Ebin, We are a bit further south than you guys, if you have had your soil testing done by Metricon they will cost your slab according to your soil classification. 15k sounds like heaps but honestly it goes so quickly, have you popped down to m studio for a look yet? Between Chaton and I we can give you some prices if you like. Agree with including as much as possible I was scared stiff of getting a surprise but it didn't happen thank goodness. $5k for electricals is really good you should do well with that. Home solutions is such a fantastic range, all the extras you guys get are great, driveway, fencing allowance and tv aerial helps so much (we get none of those ) Regardless if your house is big or small it's a super exciting process and enjoyable/scary all mixed into one. I looked up the plan and it's a really good lay out using the space well. Have you booked in for your colour appointment yet? Metricon is doing the soil test and I can see that they have included M class slab. It's good to know that our spending spree amount is decent as I was concerned about the amounts. We did go to studio m in robina and I can tell you it's amazing. Me and wifey had a hard time choosing what from where. If you can give me some ideas about the pricing that will be awesome. Also I assume Chaton is another member here building with Metricon. Luckily our land is flat without any easement and also has 3 fences around. So we save money on that. Also we are taking the internal + external pack which gives us all those you mentioned. Wife is all in getting a small pool also in the backyard but we know it's a bit unconventional but we are going for it. Trying to get the pool quote also included in the loan. We are waiting for the call for appointment from the studio guys. The challenge is, managing all this when both of us work full time. Lucky we don't have kids yet. How far has your build process gone into? Do you mind letting me know what plan are building? We were told that if everything goes well and planned we should be able to move by end of January 2016. We couldn't go single story for the same reason. Ok m slab is the standard included one. Fingers crossed you get a m class slab, if your soil report comes back as a h1 it will bump your costs up. The spending spree money is good, we spent ours so fast it wasn't funny , m studio is pretty fancy they can also get things that aren't on display if you would like. How about you list the items you want a price for and I can look to see if I have them. We upgraded almost everything but the wardrobe doors so you might be in luck . Yeap Chaton is building a Barkley 29 which is a home solutions house, her building approvals have just been granted and she will start soon. Brilliant your land is flat makes it so much easier and cheaper. The externals pack is great, the guy building next door to us is Metricon home solutions too and our site supervisor was saying they will give him a cheque for the fencing allowance for him to source himself. You already have fencing so that $2,500 you will get back will help (could pay for blinds) Oh nice about the pool, who cares if it's unconventional it's your home, I'm about to start doing the same I've heard L&V pools and ideal pools are both very good. That's super exciting, have fun picking all your colours. Have you guys started researching what colours you would like to have? It's a lot to juggle I agree, we are the opposite I am home full time as we have children (lots of them ) the customer service ladies are very good you will cruise along through admin. We are building a modified Rialto 36.8m2 , the plans are on the first page of my thread. We have tiling starting today (you have no idea how excited I am about that) painting was finished on Monday, cabinets, stone and sinks are all installed. Metricon build so quickly if you can get through admin smoothly jan would be pretty close. I post a link so you can have a look at chatons and my threads. I'll also include rich and shezs, their house is finished and it was so amazingly fast but you can see there progress from start to finish. I think I heard the sales guy telling me it's $175 per light!!!!!! I couldn't believe it. So we got the impression that the spending spree won't be enough so went to bunnings to see if they have lights and yes they do...from $20 to $69. Was thinking if we buy them and get an electrician to install it. Not sure if it's worth the effort. With the pool,we going the cheapest possible. Thinking of getting an above ground pool and digging the hole and placing it. We got a quote from someone for $18k including digging. Will have a look at l&v pools. Heard the metricon guys build the house quite fast and their site supervisors are real friendly. Excited excited excited. Hi Tribe7 Question for you please We had our sales estimate early July. Of course since then we've made numerous changes and noticed errors in our first estimate as well. We didn't add things because I didn't realise we could add allowances to our estimate but now I do because at the time we were undecided on things, our Tender stage is next couple of months. So my question is should I revisit Metricon sooner than later to get these new changes amended or wait for tender? During our estimate we pointed out errors made in both plans and estimate but he penned in the changes and took a photo copy which we weren't to happy about. Then they send updated plans following week with new changes and it didn't include the things he noted. I rang them they said no we have the changes made but I don't? I really want to be organised and don't want them to stuff this up. Appreciate your advice. We walked into the sales office and just to inquire, talked a lot and ended up paying $1500 as a deposit. Now why we did it? Because we were told that there is a promotion going on and if we pay a deposit we will get $10k worth of upgrade allowance, no matter when we build the house. 3 months later after we got the land and we went back to metricon and as the promotion period was over (this was only for home solutions range) our sales guy offered us 15k worth of upgrades + 5k electrical upgrade if we pay another $1500. And yes, all this will be deducted from the final price. So in total we got 15k of upgrades + 5k of electrical. Our sales estimate is coming to $183,000 for the house. Sorry for the late reply, to be honest its good to have a lot of things going on while your doing admin it's a painful wait but being busy makes it go fast. Not sure what coomera is for standard slabs, ask the sales agent in the estate your building with what the soil classification is? Even go and knock on your new neighbours door and ask them what there's was. Colours are really hard, our first choice was horrid, our land took so long to register it gave us a chance to really think about it and we ended up changing everything singe thing. The head office staff couldn't of been more helpful if they tried. Look at lots of different places like display homes from all different builders and Pinterest it up. Good plan, make a list and ill help with what I can. Yes our whole house has led downlights, stratus (that's who you see for your electrical appointment) will charge you $135 per down light, but each room comes standard with a batten point so you are refunded the difference $63. For example if you have a bedroom with one batten point and you want 2 downlights it will cost $72 to upgrade the batten to a downlight and $135 for the second downlight. I looked into adding battens everywhere and having a electrician come and install downlights later and it worked out to only save us $200. There is away around it, once you go to site, call the electrician directly and do a invoice with them directly, change all the battens to downlights and what ever else you want. We have done a fair bit through the electrician directly and they are fantastic. I'll give you there number when you get to that stage. The people who have built with coral across the street from us got a 8mx4m in ground concrete pool finished including pumps for $23k I thought that was pretty good. They used L&V pools. Is 183000 your base price of your home? If so I'm in the wrong area lol Homes here are over 200000 in our side of Melbourne SE. Land prices go up all the time. As always move closer to City more expensive it becomes. Our base price of the house were building cost 262000 this doesn't include upgrades. Can easily escalate to 300k plus, added expense purchased land. Standards are OK but some things horrendous hah You'd think we'd get great offers with house prices here? I love the LED downlights and because we are building a small house I don't think I would need to install lots of them.? Also I plan to have them only in the entrance to living room. So even if I get to fix them by an electrician I might not save much. Oh by the way wifey got the call from Stuido M today. We might visit them next week depending when we both can take day off together. We also got a quote from noolan pools for $21k but it does not include power pump and something else. Thanks [/quote] Hey emmz70, It's a good idea to add as much as possible into your preliminary contract, it will save you time and paper work later down the track and also keep the budget in check We added as much into our preliminary quote as possible, the estimating team will quote off all your requirements accurately and then there are no surprises. We added allowances for; 16k flooring allowances driveway allowance (I got Metricon to quote this so I knew how much to add for an allowance) Added an allowance for fencing I can't remember the others off the top of my head, I went to a display house and wrote a list of everything I wanted to have in our house and got it added to the quote. Electricals are the big one, we didn't added enough to start with but after a variation and extras through the electrician directly we finally got what we are after (I hope we haven't had the final fit out yet) depending on the size of house your building set aside a nice little kitty. I think all up ours was $9k They can add anything and everything to your quote, I found it easier to take to the bank as well as the figure didn't change much from the quote to the final contract price. Regarding your changes on your plans, mark them in red pen and clearly write what you want changed, if you can add the measurement too you will get exactly what your after. Scan it and email it to your sales rep along with all the extras you want added to the quote and you will get a really good idea on the total cost. The only unknown is the slab cost until your soil testing has been done. It will save you time too as you won't be going backwards and forwards after they have done your costings. This includes internal and external pack + our allowances. But again, we are building one of the smallest house by metricon. It's called eden15. Melbourne sounds expensive. Yes our land costs us more than the house we are building and its just a 316sqm rectangular block. I do not think metricon tries to rip off anyone so the costing depends on the type and size of the house you are building. Another thing is, if you don't ask you don't get. So since you are in the early stages check with the sales guy about the promotions he can really help you with.
