Sorry can not help you with anyone but it would be great to get a list of inspectors from around the country and feedback from people if they were happy with who they used.. I used BCA group during our build to do an inspection on my house which was at lock up stage. He (the inspector) was fantastic and I would recommend him to anyone thinking of getting an inspection. He knows the standards to a tee and we got back a comprehensive 17 page report with recommendations to the builder about what needed fixing and was not within Australian standards. His name is Wayne Dyer and he was quite well priced as well (about $500 for a lock up stage inspection). I would highly recommend him! While he was on site doing our inspection, the bricklayer tried to have an argument with him and he handled it very well, telling him why we were doing an inspection and pointed out a few examples of the problems he was finding. Appreciate the feedback and advice, I'm looking at doing a presheeting inspection - presume that is the lock up inspection ??? Also the final one of course too. The can either do a final and pre loclk inspection @ around $485 an inspection
or Do all stages inspections as a package for $2090, that is at box up, slab, frame, prelockup, fixing and then final. seems like a good deal to me though the wife is not that impressed by the idea, she is bean counter so her immediate reaction was "they have an independant inspector and have to signoff that it is good" So after putting my engineer / project manager hat on and using some logical arguements as to why it was an excellent idea I think I have carried the day and added another $2k to our ever expending cost. That is what I said to the wife, to be blunt I question their impartiality and suggest there would most definitely be a conflict of interest as they are paid by the builder. so for a $2k outlay I think it is cheap insurance. The company mentioned did our handover inspection. Was very impressed by him on the phone and on the day however what we have discovered he missed or didn't do would make me re think using him again. Let us know how you go with it peter I certainly will though a lot of the inspection work will be done by myself and my brother in law, he works in contruction industry and is a plasterer / ceiling fixer by trade so very knowledgeable as to what is what. He has also been an owner builder twice and recently had a house built. While I'm not a "tradie" I'm quite adept at working out what is right or not right, I can also talk "tradie" which might help hehehe - oh and dropping off a few beers to the boys before they knockoff on a fri always helps as well. I think the important thing is to assum nothing and ask lots of questions, don't be afraid to be asseritve and push back on what they tell you if you are worried about something. cheers Peter Re: BRISBANE Area Independant building inspectors 15Jul 13, 2008 3:36 am yeah thanks peter,, i will have a fair idea of obvious signs of trouble but having not built before inspections for certain professional areas will definately be required especially considering the house is split level with large retaining walls and suspeded flooring.
I considered keeping the tradies happy with a few beers every now and then but am concerned at my level of liability if an accident was to occur afterwards (be it on site or car accident on the way home) and I could essentially be sued for supplying the acohol and this might slow the build down a bit. I then looked into it further and it seems that as we have a construction loan through ANZ in HK that when they send their valuer they do an inspection at the 5 key stages and if it's not completed to the correct standard then they don't approve payment. So this seems to cover it? I'm guessing that all lenders would do the same?

Bank is only going to be looking at " can we recover our outgoings" They do not have to live with end result so to them they will not be interested in the finer points or quality that you will.
