He also update me on all future works and assured me that we are still on track on the 2nd week October for PCI. He seems on the ball and easy to talk to as my previous SS, so fingerscrossed all goes as planned.

Got good news from SS that the basins will be corrected. They admitted that its wrong after I sent them the photo of the exact basin we have chosen on the selection day. Lucky I took photo of everything, I knew it will be useful to have it. Winner! Can I ask how high your retaining wall is going to be and where you sourced your channels from. Hi mim We got ours from Masters where we also got the timber sleepers. We are only required to provide 250mm of retaining as our slope is not steep. I'm trying to find some photos but couldn't see any on website. I will take photos of those we bought and post here so you can see. Though the below might be of interest to you.... The must have report for first home buyers SMART Building Specialists What’s the one thing most first home owners forget? Not sure? Read below! One of the most amazing feelings in the world is to buy your new home, for most it’s the start of a new chapter in their lives with their partners and planning for the future. With the cost of living and affordability of housing, a building inspection in Perth is often missed, most will save every dollar they have for a deposit, leaving little left for anything else and often overstretching themselves to get the purchase over the line. Purchasing a new property in a new upcoming suburb can be very exiting however, there is an enormous amount of decisions to be made with tile selections, colours, landscaping and so on. The one thing most first home buyers forget, especially with new properties under construction is a building inspection in Perth. Venessa Paech provides good advice for realestate.com.au on this link: http://www.realestate.com.au/advice/5-r ... essential/ So why is a building inspector so important for first home buyers? Let me explain! We do not believe any builder sets out to construct a property for their clients incorrectly, in fact most set out to build amazing homes with no to little issue. What most people do not know, especially first home buyers, is when you purchase a new property, you enter a new phase where you no longer have detailed discussions with your salesman you have spent so much time with. You now have in length conversations with the construction team. The building company may very well be a licensed builder however the actual people building and supervising your home for the most part are not. So why is this a problem? As we highlight before, no builder sets out to build a poor home for their client however, like in any business in the world, you have employees who have different skill levels. Some are fantastic at what they do and a credit to their company and some are really poor at what they do. Some will come to work fit and healthy and in complete control of your project, where some will be ill, going through breakups or looking to move on and may not be able to give your new home their full attention. I’m sure we have all known someone at work like that! So who suffers when you get a bad egg? Well, both you and the builder suffer! Builders want a smooth process, a well-built home and a happy customer, workmanship issue eats into their profit and upsets their valued customer. When things go wrong, the exiting glow of your new home starts to become stressful. Build magazine explains well in this article for the handover of your new home: http://www.build.com.au/how-pre-handove ... tions-work So is it not as simple as looking around the property to spot the obvious issue? Well yes and no. Most home owner will walk around when signing for their new home and notice some things aren’t quite right, such as doors not closing properly, poor painting, loose towel rails etc. All this is normal and happens on every home handover. What most new home owners do not do is look inside the roof space and ensure the structure is built correctly, the extractor fans are connected to the ducting and the ceilings are back blocked and so on. So what can be done? Ask yourself this…..who is looking after your interest independently from the builder? Most building inspectors in Perth can carry out a 5 stage inspection at differing points of construction. To find out what they are, please click this link. http://smartbuildingspecialists.com.au/ ... spections/ If money is tight when building your new home, we would recommend at least one inspection is carried as a minimum, that inspection is called the Practical Completion Inspection (PCI). What we do is quite unique in that not only do we complete a full inspection of your property, but we also provide a defect list. Why is this important? We recommend PCI inspections are carried within a week prior to your hand over inspection with the building supervisor. After inspecting the property, if we find any defects we list them for you in a detailed report and you simply hand the report over to your building supervisor in the meeting. Easy right? Yes it is, it’s quite that simple, a small additional fee on top of the amount you are spending, to not only have someone look after your interests and take the stress out of a very exciting time, but also to give you piece of mind. Knowing the new chapter in your life will get off to a great start is priceless. Not having a building inspection is a big gamble! www.smartbuildingspecialists.com.au So it looks like we finally have some movement on site!
