So my question is approximately how much over your houses & land list price did your finished house actually cost. For example if land cost $280K And the houses list price is say $250K (excluding all the usual extras) What would you expect to have a completed, livable home for? Also getting fixed price on site costs will easy the pain as well. From what i worked out personally site costs were going to cost around the $20k mark came in for me around $15k knock down rebuild will add 25+ to this amount if not a lot more. List price - 3 bed room, 2 bathroom, 1 living area - list $156k Site costs - $15k Turn key items (all most full package) $16k Upgrades items - $15k That was out tender... so up till about $215 just for the house NOT the land. After hand over, not there yet. Landscaping front and rear - $7k-10k at least i would say. I shouldn't of reply to this lol. didn't think i went that past the list price!! - hope that helps a little. My list price didn't include flooring, driveway, landscaping, security screens, retaining walls etc. I also extended the size of the kitchen and added bulkheads, overhead cupboards and upgraded the cupboards, sink to a Blanco with a gooseneck tap, the oven and rangehood and splashback tiles. Making the kitchen bigger definitely increased the price with the extra caesar stone, cabinetry etc. I also changed the plan quite a bit. I enlarged the laundry, increased shower lengths, increased the water closet and added a small sink. I also changed just about every window and tripled the amount of power points. When I compare my plan to the original plan it looks completely different. Not one room wasn't changed. It's easy to get carried away making changes and it gets expensive. Some builders do include everything and I did consider one of these builders but I knew the layout I wanted and went with a builder that I knew I could trust and who listened to what I wanted. 7 11984 Approvals are covered in the cost we are paying to the pool company.
