So my question is approximately how much over your houses & land list price did your finished house actually cost. For example if land cost $280K And the houses list price is say $250K (excluding all the usual extras) What would you expect to have a completed, livable home for? Thanks in advance Re: Roughly how much over the listed price to build.... 2Jul 30, 2015 1:01 pm From my experience... expect another $60k + for a tad above basic trimmings. You can actually ask for the build cost of the display home which will give you a better but not precise idea of what the costs of inclusions. But expect another $15k on top straight away for provisional costs for increasing the specs on the foundations. This is because a lot of builders spec at H and then upgrade you on the spot for M class slab (I think that's how it is but it's been a while). $500+ for drawings to start moving walls. Another $1-5k at the end of the build because there were all of these costs that popped out of thin air. Oh and the inclusive carpet, add $3-5k because the flooring is a renters grade and "you would want something a bit better, says the carpet consultant". Drive way, well that's an extra. Oh and your house specs doesn't meet 5 star energy rating so you'll need to e-glaze or increased solar heating panels or etc etc. I almost forgot, those pretty downlights in the kitchen at the display home, well they are extras because you only get 1 batten light in the initial drawings. Just a caveat to all of this, some builders have started to reduce the hidden cost element by having a higher spec slab as a minimum but I am sure a lot of volume builders that still screw you in the end.
