For us we needed to do the driveway, fix council property damaged (kerb, gutter, layback and crossover etc some of it was damaged before the build anyway!), plant 3 trees and pool fence that complies. Just says if a vehicular access point has been constructed that it needs to be completed before an occupation certificate can be issued. The smokey effect is more along the edges and yes the globes have a slightly odd shape (indent on one side). If you have been to ztwo lights you would have seen one on display (from memory in clear glass). However I am keen to post this so others can learn from this. The council inspected our kerb, gutter and layback and confirmed it does not meet the council requirements. The gutter has to be 150mm deep and ours barely touches 100mm!!! There are number of other issues (inconsistent width, wave etc etc).The worst thing is council did advise our landscaper it does not meet requirements when they came to inspect after preparation. The council requested it be remediate prior pouring concrete and another inspection be organised. They completely ignored this and went ahead and poured anyway!! . Lesson learnt, if you are working on council assets that requires their inspection and approval make sure you deal with the council and not let the contractor do this. I know how it is, you've just finished building and a zillion things to do, you think it's better to get these supposedly reputed professionals deal with things. End of the day now we have to rip it all off and do it again. Since we have been to fair trading and now been referred to NCAT, the landscape company has changed their tune and keep requesting to come back and finish the works (while completing ignoring the non-compliance with council). I'd rather they give me a refund for incomplete and defective work and never step into my property again!
