Browse Forums Building A New House 1 Jul 06, 2008 5:50 pm Hi guys,
This may seem like a lame question, but what comes next... So far the builder (large volume project builder in Adelaide) has: slab (4th april), frame, windows and doors, plumbing, roof, bricks first fix electrical, insulation, gyprock, flushing (I think thats what you call it...) the skirtings and architraves are there to be done, the house was 'locked up' on firday (4th July) Does anybody know what happens now, what are we to expect to see done??? Also, how long from 'lock up' to 'handover'??? I realise that this is rather difficult to say, but any ideas. The site supervisor said we will be in by November, I will be grateful to be in for Christmas, but others have said September is more realistic... Any ideas... Re: whats next 3Jul 07, 2008 12:36 pm Sorry I can,t answer your question....but wow...that,s so quick
If you don,t mind me asking...what builder are you using? Obviously not the same one as me I would imagine that you would easily be in by November and that would only be if there were some hold ups..... Are you building a single or 2 storey? You must be so excited that it won,t be long until you move in....I can,t wait to get to that stage...ours probably won,t be finished until January?February though Good luck with it all Cheers Mel Building on 9 acres Re: whats next 4Jul 07, 2008 1:36 pm May be painting, cornice, door handles, tiling, kitchen, wet area,...etc.
Plus, if someone stuffed up anything, it has to be fixed. Not sure if your builder allows it, may be you can arrange for a quick site inspection (with site supervisor) to have a quick look around?? Always good to pick up problems earlier than later? Also, may be time to arrange for your private inspector to help with hand over inspection?? Re: whats next 5Jul 09, 2008 8:22 am Hi there Melanie02,
We are building in Aldinga Beach, in the Bayswood estate. We are building with Statesman. So far so good. We have been blessed with a great site supervisor who seems to always have the next thing organised. The brickie worked on his own, so bricking the house took 4 weeks, but he did a really great job. We are building a modified 'Clarendon'. I see you are at Willunga. That would have been our first option, but couldnt find land at an affordable price. Hubby works in Willunga. Who are you building with??? Re: whats next 6Jul 09, 2008 2:14 pm Hi Adlse,
Great to talk to someone that,s near us Who does your hubby work for (if you don,t mind me asking ) We are building with Hickinbotham,so the same company as you! We live in Willunga at the moment, but our block is at Mount Compass in the golf course estate. We looked at blocks in Willunga, but at around $200,000+ it meant that we would have to build a smaller house. The blocks were half that price at Mount Compass,so it meant that we are able to build "hopefully" our dream house! It,s great to hear that you have had such a good experience with your builder so far Unfortunately we haven,t had the same experience It,s took nearly 11 months for them to start....nothing to do with the council, they only took 2 1/2 weeks for approval,so we,re really not sure what the hold up was and the most frustrating thing for us was that there was no communication..they would never return any calls and in the end we had to really get quite irrate which of course we didn,t want to do. Anyway....hopefully it,s all good from here on....the slab is down and yesterday the framework and bricks arrived,so fingers crossed it will all be happening soon They have told us about 7-8 months to build. We haven,t met our supervisor yet,but DH said that he sounded helpful and friendly on the phone Good luck with everything and keep us up to date with your progress Cheers Mel Building on 9 acres Re: whats next 7Jul 09, 2008 6:34 pm Hi there Mel,
Sorry to hear you have had a hard time. We were expecting a more difficult time than what we have had, so far so good... I have heard that you have to be wary at handover time. Apparently it can take forever to get things fixed/sorted out after handover. Advice given to us by previous home builders was to NOT ACCEPT HANDOVER until you are absolutely happy with things... easier said than done when you are waitnig to move in and are paying rent and mortgage... Our site supervisor is Neal G. We had another supervisor at first, he was a grump thing, was releived to get Neal, he has been good to deal with so far. The head office is a little late on paper work though, we are still paying for just the slab progress payment, Am not looking forward to getting the other ones that they are late on, will probably get them all in one week Mt Compass is such a lovely area, hubby looked at land there but its s little to far out for me, I work at Flinders. Hubby works for Miller Electrical. Which will come in handy later on... I was going to say that if you are ever in the area, feel free to drop into the house and have a look around, may be a little tricky now its at lock up, but just say your the owners, they will never know Chat soon, Donna Re: whats next 8Jul 09, 2008 8:25 pm Hi Donna,
We live just around the corner from Millers office ..... it,s on Richards Rd isn,t it? I went to school with their daughter Sharon.... We,re in Evelyn Sturt Drive. Wow...I can,t believe that you have only just received the invoice for the slab! They poured ours on a Friday and we had the invoice on the Monday Yes....I think there can be a lot of problems at handover..we were thinking of having an independent inspector to check all the various stages, but they want around $3500 to do it We have a good friend that used to work for Hickinbothams and he said that he would be happy to check on the progress. Thanks for the offer to have a look around your house That would be great. We,re hoping that they will start the frame this week.....hubby thinks that they will start pretty soon because they won,t want all the framework sitting around just in case someone decides to steal it... I was surprised at how many pallets of bricks there were....27 of them Cheers Mel Building on 9 acres i imagine you also have another contract with an architect? and yeah, whatever other's said about special conditions and appendices 16 15832 Hi all I am looking to run a water line under my concrete footpath which is directly next to my home, was seeing if this is possible without cutting the entire section… 0 20164 Did you know that you can get rugs made from carpet?
