We're 2 weeks from handover and I have been given a variation that includes additional charges as well as refunds from unspent provision. The additional charges are what I need help with as in the original tender a fixed price was provided for connection of all services (Electricity, water and drainage) now they have come back with additional charges for all of this, are they allowed to do this? They have also invoiced me for a second sewer reflex value (for the front house) what I was never told about, can they install it without my approval? (They had to redirect the sewer pipe so that it was next to the new house. I've also been charged for site handling fees which they have not broken down or explained, I want to know what the charges are, can they withhold this from me? Any help would be appreciated. They will do that to get the last bit out of you and it looks like a lot of em do it especially volume builders. Like any invoice, you can just bluntly say that there has been an invoice error and you don't wish to pay. Ask for an explanation and proof of work. In my case they literally sent a receipt page with the words "double handling" for $695. They usually have you cornered especially if you want to move in so it depends how you want to play it and prolong it. Sometimes there will be the provisional PS sums which are the builders best guess of certain costs where they can't figure out the costs until they start digging in your soil (for instance). As for extra electrical charging or sewer reflux valve I would perhaps call council about the latter and see if a building permit officer can tell you if it's required by law. If so then it's fair you pay. If not, then I'd be asking for a please explain and evidence of the work (scheduling and an invoice from the actual contractor who did the work).
