Is the deposit of $1000 refundable ? You have up to 7 days to cancel. 1k is refundable. I am going to start a build thread hope it will help those going with Porter Davis. Woohoo congrats Who are you building with again? It definitely won't take long before you start and then finish Re: Deleray Clyde North Villawood 104Mar 15, 2017 12:50 pm Thanks Emmz70, I am Building With Porter Davis, i went to have a look at the estate the other day WOW soo many house are up already. I have been following your build thread very nice home you are building Re: Deleray Clyde North Villawood 105Mar 17, 2017 10:35 pm way2funky, have you signed up with porter davis? Which house are you building ? Emmz70, you must be very excited on your build. When are you moving in ? I am starting to look for a builder and getting the quotes. Do you know nowadays if the builder still build the toilet linking it to the rain water tank? What kind of inclusions is a must have in your opinion? Hoping to get more ideas Re: Deleray Clyde North Villawood 106Mar 18, 2017 8:24 pm RoseQ way2funky, have you signed up with porter davis? Which house are you building ? Hoping to get more ideas Hi Rose Our build is running away from us hard to keep up with the inspections in between stages lol SM Looking @ finishing house May so we're hoping Jun/Jul Best of luck of your journey I'm not sure about toilet linked to water tank, because the estate use recycled water which we pay for when signing our contracts. It Depends on your home. If a single storey you can get a lot of inclusions done handover, if double storey some things will needed to be added during build due to limited access. Electrical and plumbing will be the additional things that you should add during build. Eg: for outdoors area: Gas points, water, waste points. Additional AMPS for future pool/spa pro ions and split systems. Add your fan provisions if you want to install fans later. Remember to add your bath and shower niches. (You'll be surprised how many builders do not add these) it's an upgrade. Any niches you'd like; get them added during build. We will be adding A/C handover, too expensive through builder. That's all I can think of for now Re: Deleray Clyde North Villawood 107Mar 19, 2017 9:36 pm Hi Emmz, Thanks for your input. I understand from a friend that recycle water is nearly as expansive as normal water, which doesn't helps us to save money. With a rain water tank linked to the toilet, the water bill make a difference. Thus, I'm thinking of finding out more from the builder. Will update and let you know on this I will be building a single storey. How much did you pay for :- 1. Recycle water connection ? 2. Communication provision for internet, phone etc ? 3. Does your build include the driveway ? 4. Landscaping ? 5. What is the cost of the niche ? Can you show me how yours look like ? 6. Any other developer requirements apart from item 1 and 2 above ? 7. Site costs ? 8. Bush fire cost ? Roughly how much is your total build price ? From the photos of your build, its looking awesome, and I bet your looking forward to the end product ? Time flies, and you be in the house real soon. Its going to be very exciting. Cheers! Re: Deleray Clyde North Villawood 108Mar 20, 2017 1:47 pm Hi RoseQ, Contract to be signed This week, I am building the Charlton 28 with Grand alfresco. Emmz70 would be in more advance stage than me so she would be able to help you more, i think things that you won't be able to change later and you might want/need is worth considering doing it now e.g ceiling heights, Eaves, bigger windows etc. Re: Deleray Clyde North Villawood 109Mar 20, 2017 2:00 pm way2funky Hi RoseQ, Contract to be signed This week, I am building the Charlton 28 with Grand alfresco. We signed up Jan 2016 so prices may be different now. @ the time: Development price which includes recycle plus others was $1990 Building with Metricon so promotion at the time included Driveway. Landscaping depends on your own personal tastes. For connection for opticom I think it's about $500. Not @ this stage yet Niche costs depends on size, nothing over $700 Bushfire was $4290 but this may not be required now because it's no longer in the area. Council requirements were $1290 (think this has gone up now) some builders don't include this in contract but ours did. Our soil was P but our site costs were fixed @ 14k Average price of sites has been 16k These are an example of what's included in council and development Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Hope that helped a bit Re: Deleray Clyde North Villawood 112Apr 02, 2017 11:09 pm Emmz70 way2funky Hi RoseQ, Contract to be signed This week, I am building the Charlton 28 with Grand alfresco. All the best for that Hi Emmz70 I had a look at your build thread and your house is stunning and Huuuge - I was looking at metricon but didn't had the right house for me at the time - I have done all my selections and there was a slight hiccup with my contract that i want them to correct before signing but almost there. Re: Deleray Clyde North Villawood 113Apr 02, 2017 11:19 pm RoseQ Way2funky, wow you must be excited. How soon can you start the build ? what is the size of your lot ? Have you chosen the colors ? Keep us posted on your progress Hi RoseQ, It's a roller coaster i am excited when things are moving forward but when it stalls it can get frustrating - I am aiming for a may start build hopefully - I have a small land 350sqm and my total build size will be 31SQ double storey - I have chosen all the colours and upgrades - i let loose at my colour appt and went 10k over budget luckily i saved a bit more while waiting for the land title - i thought i was a rock and unemotional and can avoid any temptation for upgrades but i got hooked with few items and had to upgrade they just looked sooooo pretty lol - I have started a thread but hasn't update it yet i am just waiting to sign the contract and you will see a comprehensive detailed PD experience which will include Price+Tips+photos etc along with my journey. Thanks RosieQ Yes take your time, we had errors leading up to final contract lol we were partly to blame due to many changes made i found we changed our minds on things as well during construction once your selections you've made become real you doubt your choices haha oh well the joys Yes definitely add as many things to your contract at appointment times because it's easier to delete then add later on. Best of luck Re: Deleray Clyde North Villawood 115Apr 03, 2017 9:39 pm Taken your inputs and advises, Emmz and Way2funky. Will update once I've make some progress in searching for the builder. I drove by on Sunday, and many houses with many different facades is there. Very beautiful. Excited and yet anxious as this is our first build, and not sure if we know what colours to match etc Re: Deleray Clyde North Villawood 116Apr 03, 2017 10:01 pm RoseQ Taken your inputs and advises, Emmz and Way2funky. I was very worried about my facade but I'm satisfied now and I still have flooring and tiles to go and I'm still super super nervous lol Look forward to seeing your thread Re: Deleray Clyde North Villawood 117Sep 28, 2018 5:36 pm uttam.makwana31 I know its a lot but compare it to normal gym charges for you and your partner if you go to gym regularly. Plus you get to use pool facility for your kids and yourself. Think like this 1000 units in Deleray pays 1000 bucks every year to Deleray club which comes to 1 million an year. I wonder what would do they with so much money while my kids are enjoying swimming pool !! What a brilliant money making idea!
