Design: Vienna H21. Sorry I'm relatively new to all this and it is my first time. I called up the Estate Manager and there was a lot of interferance so I couldn't get any details. He mentioned that we need to pay an advance of $1000 to take it off the market. Is this refundable if the loan doesn't get approved? Also, he mentioned about $7,500 or so and $2000 to Porter Davis..this is all a part of the home loan right? I mean the bank is supposed to release it to them once the loan get approved. Or is it an advance he's talking about? He also mentioned that its not going to be ready till next June/July? You decide which block you want and you put down $1000 deposit to take it off the market. You have 7 days to change your mind and your money can be refunded. In this time you can see a broker to see if your able to pay for it once titled. But this isn't necessary, land estate doesn't require proof of loan, but if you want piece of mind go for it. if you go ahead with purchase then you pay a 5% deposit on lot you purchased minus your $1000 you already paid. This isn't refundable at this point. They have recommended conveyances for you when you decide who are very reliable. You don't need to pay them until the lands been settled. You can use your house savings for deposit of home for these payments. Any Payment you make using your money you've saved is still counted as part of deposit when u get your final bank loan for everything. Hope u understand this, gets confusing so I'll give an example: Let's just say you have saved 120k for your 20% deposit for home and land, lands not titled yet so you pay $1000 to hold land for 7 days. Within this timeframe you can see a broker to see what your able to borrow. You then work within that budget. If you can afford then u pay 5% deposit on the land minus $1000 using your own money not banks. You sign up with PD pay $2000 for plans (your money) love it and proceed to contract and pay further 5% deposit (your money) all this is ok because every money you spent of your own on build contract and land contracts is still counted towards your 20% deposit in the end. You started with $120k and by the time you pay the 5% deposits for both may end up with 80k savings. Which will all still add up to 120k. Phew hope that all made sense and helped you out. Make sure you find an excellent broker they find you the best deals. Good luck and hopefully be future resident. With Delaray they are good with minimizing delays, I did many research on Villawood previous projects and they were more reliable than others. Not long for you now you are in stage 3 right? It's like a snow ball effect so hoping smooth sailing for us all.
