I don't like the fridge position, ensuite arrangement, laundry/bathroom area, or pantry. And why have such big wardrobes in a study ? Given the front windows there's only one place for a desk - and that's opposite the windows which is probably the worst position. I think the WC/bathroom/laundry area is very wasteful of space. I don't like the linen cupboard or the siting of any of the doors - they are simply eating up space. I think you could come up with several far more efficient designs there. For my taste the toilet in the ensuite is too close to the bed. A more thoughtful design there would be good. Given the amount of space it'd be easy to come up with several alternative designs where the WC could be in a more isolated 'cubicle' area. The fridge is badly sited. Why have it bang in the middle of the main spine of the house ? It's seems weird to me. It's disrupting the 'lines' of the house and in an awkward spot for traffic. In such a giant kitchen it's odd to have to "cross the river" of the main spine to get to the fridge. I'd blow away the fridge space and linen cupboard. A bigger and better linen cupboard could easily be integrated into the redesign laundry area. I'd also eliminate most of the huge pantry and extend the kitchen instead. There'd still be masses of room for smaller pantry. On the plus side I think bedrooms 3&4 and the retreat work well. Do the hard jobs first. HELP please 4Jul 04, 2008 11:16 pm My friend has a house in which the internal entry from garage comes thru the pantry, she says it is good for bringing grocery shopping in, and I have seen this done in other house designs, but I agree with Claego, not keen on the idea of walking thru pantry every time you come in, especially if you bring other people home with you.

Extend the alfresco all the way to the end of your garage (or at least the flooring for it) I think the cupboard sin the study are great- we're doing the same things and it will give you a clear space as you can shove all that paperwork away! Can you get from the laundry to the clothes line easily? If not, maybe swap the location with bedroom 4. Where you've got the fridge space at the moment, you could extend that area to a triple pantry, put the fridge where the current pantry door is and then turn the store into a mini hall from the garage and have a sliding cupboard along that mini hall? For bedroom 2-4 I would have sliding doors as it save floor space. For the master bedroom, make the ensuite and WIR long and skinny so you have to walk through the WIR to get to the ensuite. Might have to do some shuffling around with other rooms so you can actually use the WIR! But the main thing is, its what you want! anthea Re: What do you think of our house plans? HELP please 7Jul 06, 2008 9:53 am Anthea, good point about extending the alfresco to the garage, that way the kitchen window would overlook the alfresco, you could even make it a servery window if you wish and makes use of that dead space between garage and alfresco in current plan.
Re changing the WIR and ensuite, there was a discussion on a recent thread re this, altough it is a common design, there were many people, myself included, who aren't keen on the idea of walking thru WIR to get to ensuite and prefer them to have separate access. This must be one of those things that is very much individual preference. Re: What do you think of our house plans? HELP please 8Jul 06, 2008 11:25 am The fridge is in an unsafe location, it introduced a thoroughfare into a cooking area, which should be isolated from through traffic to prevent accidents such as trips, spills, burns etc.
Kitchens should have all of their functions located together so that there is no thoroughfare. Re: What do you think of our house plans? 1. Extending the alfresco to join with garage might add some extra space, but be aware that it blocks part of the lights to your kitchen window. It happened to us and we have to add a sky window to the kitchen. Plus, due to the location of your garage, extending you alfresco might make the roof design a bit complicate, specially the part where they join together. 2. Bed 2 might be a bit noisy as it's surrounded by 2 bathrooms, how about adding that sound proof thing to this bedroom as well? 3. Love the idea of separating the retreat area from the family. Not sure which direction your house is facing, your family area might be a bit dark due to it's location, plus the alfresco outside blocking the external light. May be add a sky window on family area, or use things like glass blocks between retreat and family room so that both can get some light from each other?? Hope this helps! you have dedicated a lot of space to the laundry, could that not be redesigned or positioned. with WM and Dryers that stack you really dont need to take up valuable floor space with utility rooms. i would also extend the alfresco and utilize the window in the kitchen as a servery, but nice plan im sure you will enjoy it. try the link below for more ideas on designs.
