Browse Forums Building A New House 1 Jul 13, 2015 8:17 pm We are hoping to build the Sahara Q2 as a Knock Down Rebuild. We originally looked at the Sahara Q3 in January when we were hoping to buy a block of land. That fell through and we found a property with an old house quite beyond repair. So here we are on the knock down rebuild journey to build the Sahara Q2 as we have a wider block. As far as the property goes, we've settled and had the electricity abolished. Still waiting on the gas and the demolition. We've had our colour selection with Henley and are due for tender this week. We still need a second soil test to be completed after demolition. After writing on Izzyb's blog, I was asked about our choices. Rather than hijack her page. I've created a new one. VARIATIONS & STRUCTURAL CHANGES Garage Plus Option Shower to the powder room downstairs Under-stair storage (Thanks for your post Izzyb as I'd forgotten all about it!) Doors to the Theatre Room, Ensuite & the front (between the living areas and the hall) Double glazed windows Fly Screens to windows Widened the Jamb for the Timber Sliding Doors (just in case we want to add fly screens at a later stage) Reconfigured the pantry (Wall of cupboards) so that our Microwave & two wall ovens are all side by side, with cupboards above & below. What a journey! Below you'll see we cancelled with Henley & signed contracts with Silkwood Dream. Silkwood Dream have now gone into liquidation! Our dreams are shattered... You'll have to post some pics up of your colour choices too. Re: Henley Sahara Q2 - KDR 4Jul 13, 2015 8:50 pm Following your thread. Where have you added the door in the hallway? I would love to see that in the plan. Re: Henley Sahara Q2 - KDR 5Jul 13, 2015 8:55 pm Following your thread. We are also building Sahara Q2 as a KDR and just yesterday finalised our structural variations and waiting for our colour appointment. Would love to see your colour choices. Where did you place your garage entrance door, is it to the laundry or the hallway? We have also turned the study to a bed room and added shower to Powder. Re: Henley Sahara Q2 - KDR 6Jul 13, 2015 9:40 pm Working out the photo thing... Our colour selection went really well (9am-1pm). Our Interior Designer was really helpful. Facade - Ultima We went for the Biscotti Theme for the Exterior (It was much easier for us to choose to a selection than to start from scratch) Bricks: Austral Group 4 - Biscotti Mortar Joints: Rolled - Natural Aluminium Windows - Monument Garage Door - Slimline - Monument Roof: Colourbond - Monument Spouting & Fascia: Monument Downpipes: Jasper Render - Main: White Duck (1st Floor render & porch projection) Render - Feature: Namadji (Pillar) Axon Cladding: White Duck Front Door & Bi Fold Doors: Rich Chocolate Laundry Door - Jasper (We went for the 1/2 glass & 1/2 timber option) KDR Under the Flight Path - Dennis Family Homes (Hawkesdale) Re: Henley Sahara Q2 - KDR 7Jul 13, 2015 9:49 pm Garage door access is to the hallway. With shower to the powder room, the access to the laundry is through the dining room. Not sure how to add pics/plans yet. The hallway door closes off the kitchen, living & dining from the rest of the house just near the stairs & powder room. Cost $730 (HPG01430 on the options price list) KDR Under the Flight Path - Dennis Family Homes (Hawkesdale) Re: Henley Sahara Q2 - KDR 11Jul 14, 2015 4:54 pm When we attended the Info session last December, the bricks on Biscotti theme was Category 3 and now that has been upgraded to Category 4! We also loved the theme. Our colour appointment is on July 29th so will be going to Corsham again this weekend. Re: Henley Sahara Q2 - KDR 12Jul 14, 2015 5:10 pm Following! We had an older version 10 years ago and it was great. We won't have to worry about the kids losing their keys! Finally, we've had to forgo our Garage Plus option. Unfortunately for planning reasons we need to have a 2.66m setback on the left. Well just have to build a shed in the backyard. Tender tomorrow... KDR Under the Flight Path - Dennis Family Homes (Hawkesdale) Re: Henley Sahara Q2 - KDR 20Jul 18, 2015 5:15 am Tender yesterday. Site costs estimated at $42K. We'd budgeted for $40K, so it was relatively close. Hopefully they won't need to use the provisional $7K traffic management or the crane. Also includes $2.3K for a acoustic survey as we're building under the flight path. We removed the internal door between the kitchen & entry hall as they said it would disrupt airflow. Also the door when opened blocked the under stair storage door. They had to move bedroom 3 & bedroom 4 windows to the back of the house due to privacy for our neighbours. Happy with this. Will have to make sure they have good blinds for summer though as they now face west. The TV room & bedroom 2 require translucent glass for privacy. Bedroom 2 will be the spare room so it doesn't really matter. Got to make the neighbours happy. Screening on the side fences prior to occupancy certificate to allow for privacy in the neighbours backyards. Also required to go to town planning as we are building in an area which has a Melbourne airport overlay. We thought Henley covered this in their permits. Disappointed we have to organise this. KDR Under the Flight Path - Dennis Family Homes (Hawkesdale) Hi, I am looking into doing a KDR in Melbourne and am contemplating using Kialla Homes. I am looking for feedback on them from others who have built with them. 0 13442 Hello everyone, After some suggestions and ideas about how to put a concrete path around the drop edge beam area on our new build. We are required to have a concrete path… 0 12871 |
