Browse Forums Building A New House 1 Jul 10, 2015 11:08 am We have been checking out everyone's extremely helpful posts for a few months now and finally I have something to write about myself We have chosen the Bacchus 2 plan with JG King homes after weeks and weeks of going through Simonds, Metricon, and local builders plans, options, upgrades EVERYTHING!!! In the next post I will put pics of the plan and our upgrades as we have done quite a lot of changes to get the plan to suit our needs. Very excited to share our experiences and get any feedback Progress to date: Contract signed & deposit paid with JG King 29/6/15 Block contract signed and deposit paid 6/6/15 Our thread: viewtopic.php?f=31&t=78541 Re: New build JG King Homes- Bacchus 2 2Jul 11, 2015 6:22 pm How exciting! Can't wait to see the plans we will be building an odyssey 2, when land is ready . I have been looking at plans for four years now and early last year put a deposit on land and found a plan we liked, but previously have got all the prices info from Metricon and then changed our minds when they were pressuring us to lock in before they had a price rise.. Lol we haven't felt pressured with jog kings so that's good Re: New build JG King Homes- Bacchus 2 3Jul 11, 2015 7:41 pm Awesome anothe JG King we are building the Memphis, similar to princessarrah we are waiti.g on land to title. Will post about all the upgrades/options and the electrical plan soon Progress to date: Contract signed & deposit paid with JG King 29/6/15 Block contract signed and deposit paid 6/6/15 Our thread: viewtopic.php?f=31&t=78541 Re: New build JG King Homes- Bacchus 2 8Jul 15, 2015 1:44 pm Great work love the modifications they will make the spaces better and if you can use the north facing aspect great for light and passive heating in winter. Our Build Thread - JG king Memphis Re: New build JG King Homes- Bacchus 2 9Jul 16, 2015 11:40 am Thanks we are hoping we have made the best use of space and the natural light! These are our upgrades: Free alfresco- used this value to extend the family/dining/living wall Essentials pack $990 - 2550m ceilings - 2 garage remotes - cat 2 carpets - laminate floors - Westinghouse dishwasher - joinery bult laundry bench and sink -30m2 charcole concrete, used value elsewhere as have lots more concreting to do for shed - essastone benchtops, used value to extend kitchen bench top and add 6 pot draws We have also paid for the following: - zoned heating system - down lights - glass French doors between dining and living area - 2x bipartisan doors with fly screens in living area - .5m extra to garage - 2 extra tv points - 3 extra PowerPoints (so far) I have been told to budget for approx. $10,000 extra for when picking colours, finalising plans etc as there are always more things that pop up during these appts! The new special is a kitchen upgrade and they are giving away a thermomix!!!!! I'm devastated I really want one (sniff sniff) Progress to date: Contract signed & deposit paid with JG King 29/6/15 Block contract signed and deposit paid 6/6/15 Our thread: viewtopic.php?f=31&t=78541 Re: New build JG King Homes- Bacchus 2 10Jul 16, 2015 12:05 pm The wife liked the thermomix one too, but if you look at the value you got from your package, it's probably worth more then the current offer. I agree everytime we talk to them something else comes up that we hadn't thought or read about. What zoning did you do with the heating we have looked at 2 zones for living and bedroom. Will you have nbn or similar in your development? We have opticom and have added the network box from them which adds in data, tv and phone points although we are tring to swap some phone pints to data points (We don't need 4 phone points). Our Build Thread - JG king Memphis Re: New build JG King Homes- Bacchus 2 11Jul 16, 2015 10:16 pm I saw the the thermomix too and want that!! Lol I wonder if they might throw one in for me . We allowed an extra $1400 which was 5% of the total?? I can't remember what it was, that doesn't seem right anyway! Anyway I have upgraded/changed stuff around and haven't even gotten to that value we put aside! We upgraded carpet etc and added that on top so in the end we may be $1400 down- I don't want to do colour feature walls etc, and happy enough with door handles shower bits and piece etc- i may upgrade the laminate kitchen doors thou?? To whiny.I love shiny. We got our alfresco free too but it was only up to a certain size and we had to pay for half of it.we are having the family non package to our house. As we had added extra bits to the house and it was going to work out the same price for what ever it was and the package was better as it gave us more stuff. Whether we need it or not..lol Are you getting evaporative cooling or fans etc? Re: New build JG King Homes- Bacchus 2 12Jul 18, 2015 10:27 am Nope there is no nbn network in our area yet, we r trying to decide whether to put the cables in or not? Is tricky because will be very good for the future but we haven't put it in the budget. Might do a bit more research on it! Yep same, we r having 2 heating zones in bedrooms and living the house isn't huge so that will be fine I think. It's really cold in portland so we won't need evaporative cooling and we are thinking we might put fans in the bedrooms and indoor/outdoor room later on, see how it goes in summer! Our consultant is on holiday for a month let me know if u manage to sweet talk urs into giving u a thermomix!!! That's great u r only up to $1400 if that! We r thinking that we need to include our facade upgrade to accent, larger front door, external lighting, extra gas point outside for bbq, wood look roller door and shiny laminate as well looks so good I think so who knows how much all that will be!! We are also trying to decide between laminate and vinyl flooring?? We like the light oak look but are worried about laminate as we have a 5 month old and like to entertain so spills are inevitable so vinyl would be much more durable and if something did go wrong they would only have to replace 1 strip. But people probably prefer laminate from a resale perspective. Decisions decisions!!!! Lol. Its all very costly, although some things to upgrade are cheaper to do now then later- like the outdoor gas, anything you can do yourself is obviously not worth doing as well.. Lol unfortunately for us my husband is a nerd not a builder/plumber or electrician! Lol. Nbn- we will be one of the first estates to have it and it's only going to keep going but they aren't doing it to the older areas only to new estates. Are you not in an estate therowz? I'd definitely look into it especially if it's likely to happen in the future as you will only have to change then as long as you can use it on the old system in the meantime, rather then having two systems.yeah I like the light wood colours too, but don't think it would suit our junk.im not sure on flooring, we are having bamboo. I've informed hubby of the thermomix, let's see if he can do the sweet talking lol Re: New build JG King Homes- Bacchus 2 16Aug 04, 2015 9:13 pm Hi aston15, welcome! Have you got a forum/blog yourself? I am ready to build, but nothing is ready to go to plan yet! We are ready to do colour selection but have chosen to put it off as long as we can. We are ready for prelim drawings I think! Re: New build JG King Homes- Bacchus 2 17Aug 07, 2015 9:02 pm Hi Aston15 welcome! We haven't made any progress yet as our consultant has been on a months leave we have our prelim drawings that we got when we paid the deposit but that's all. The site investigation was ordered and we think it has been done as there are holes dug on the block so fingers crossed Where abouts r u building? The process is really slow, looks like they really busy at this time of the year. Everyone wants to move in before Christmas. Re: New build JG King Homes- Bacchus 2 19Aug 23, 2015 6:35 pm What's news the rowz? Did your site survey get done, hopefully nothing too unexpected as a result of it? Have you decided anymore on the flooring? Re: New build JG King Homes- Bacchus 2 20Aug 24, 2015 9:10 pm Hi guys also here from geelong and the wife and i are about to sign up to build the memphis . Only prob is im hesitant to sign up without seeing the house , as there are no display homes of this plan just wanted some information or to speak to spmeone who has build it I would never build with Fowler homes.
