Of course all the project builders quote on 'M' class. We will be doing waffle pod , small house only about 200sqm. Any idea what we could be looking at in price increase? Mine came back all happy as well then two weeks before built they added an extra 8.5k onto the price because, unexpectedly, they discovered there was fill. I hadn't thought of asking for a fixed price contract on that. We have supplied them with a plan of the fill on the block that the developers gave us. Luckily for us theres just a small amount in a back corner and isn't anywhere near the house site. The subdivision has been a 5 year project and was a former farm. We have bought in the absolute last of the division at the peak of a 'mountain'. Google pictures (way out of date) show a heavily treed area and I'm assuming the blocks that are coming back with not so great soil results are where they possibly dumped the trees after they were felled.
