Browse Forums Building A New House 1 Jul 09, 2015 1:23 am I'm due to pick up the keys to my new house tomorrow however I have had an issue with the ceilings throughout the house. The site supervisor, customer service team, general manager in building sector and construction Manager have all been to my house due to my dissatisfaction of the ceilings, however they have all claimed the house to be 'lovely', 'within tolerances'. There are lines running throughout the ceilings in all rooms where the plaster has been put on to connect the gyprock. But it is as if they haven't sanded it down to be in line with the rest of the gyprock. This is more obvious when it is darker outside and the lights have been turned on inside, so there are waves and dips seen in the ceiling due to shadowing. Everytime these people have gone into the house there's been lots of sunlight so you can still make out the lines but it's not as obvious. I'm really unhappy with the finishing and disappointed with their response on this. Should I pursue this issue further since I'm not happy? It's in every single room of the house so I'll be forever reminded of the builder's negligence in quality control. Re: Final handover for new house but still unhappy with ceil 3Jul 09, 2015 2:17 am I've complained to all the higher people but I feel like they think I'm super picky and crazy because they can't see it during the day/ not obvious. I just don't know where to go from here? I have brought everyone into the issue but no one from the building company seems to think it's major (of course).I have photos on my phone but don't know how to post it on here via mobile. And my site supervisor is a massive douchebag and not be cooperative at all. Don't know what else I can do now.. Without involving legal action Re: Final handover for new house but still unhappy with ceil 4Jul 09, 2015 2:23 am Would getting an independent building inspector to do a report help? My topic thread: viewtopic.php?f=31&t=76249&start=20#p1316378 Re: Final handover for new house but still unhappy with ceil 5Jul 09, 2015 2:33 am Got a building inspector in, but again during the day it looks 'okay' from his perspective, within tolerance but does agree it is not aesthetically pleasing. He couldn't write it down as a defect though.. Because technically it wasn't one. Just can't believe how horrible it looks when the sun goes down and internal lights are switched on. The general manager offered to come back when I'm more settled in to the house to ensure I'm completely satisfied with my home.... But post handover I will have all my things in there so it's not going to be easy to fix up, and obviously a chance that they'll just ignore the situation. He said I should move in and out my own touch throughout the house which would make the ceilings lines less obvious...?!? So sick of fighting with this company!!! Re: Final handover for new house but still unhappy with ceil 6Jul 09, 2015 8:35 am Can you not get one of them to just come out in the evening? I know it's a bit of a hassle for them but just insist it's the only time the defect is visible? Unfortunately if the inspector says it's within tolerance, then there's not much you can argue with. Part of the issue is that you're expecting too much from a project builder. Champagne taste on beer budget. Within tolerance can be still a poor job as you know. A very hard pill to swallow. That's why I won't build with a project builder, mediocre quality at best especially with plastering and painting. Hopefully it won't bother you too much in future. Re: Final handover for new house but still unhappy with ceil 8Jul 09, 2015 11:25 pm Is it a glancing light issue ? Do you have a raked ceiling and do you have down lights ? Play around and see if you can show us photos. Unfortunately that's going to be the only way I can help you with this especially because time is of the essence. Have you paid your final ? regardless, your contract stipulates a payments schedule and SOPA doesn't give provision to that scenario. Your contractual terms appear to stand.
