There are 17 faults in total. This was not something expected out of Dennis Family Homes. I have sent all the information to my building supervisor for rectification. FGL. It cannot be installed in this manner. AS clearly defines the requirement of H4 rated timber to this location. This material is only H2, that being two classes below the minimum requirements. 2. Front and left elevation - I noted two pipe riser that require cleaning repairing and the installation of a cap. 3. The porch beams will need to be strapped to a depth of 1 m with hoop iron into the brickwork. The current use of batten screws into the beams doesn’t comply with AS. 4. It appears none of the external walls on the dwelling have been nailed off. AS states all connecting walls must be secured and nailed in accordance with both clauses. 5. The timber sheet bracing installation is a vital structural member in the overall build of the dwelling. It stops the house from moving when racking forces, such as wind, are applied to a dwelling. 6. AS call for three blocks at all intersecting walls. To assist the builder with this requirement we refer the builder to the following requirements that collectively make this requirement on this dwelling 7. The timber frame wall at the meter box will need the installation of noggins at the bottom and top of the box to comply with the 1350 maximum spacing requirement. 8. Left elevation - The concrete slab has areas of boxing excess of approximately 25mm. 9. The rear alfresco beams have been connected using 1xM10 bolts to each connection. 10. A number of the speed and angle braces around the home have been installed with excessive bracing length over the 2700 mm maximum allowance. 11. The bracing plan calls for the installation of diagonal speed brace with a capacity of 3kN per meter to several walls throughout the dwelling to be fixed in accordance with AS. 12. I noted a smart pan waste installed for the closet pans. The builder must clarify that the closet pan to this area does not require screws fixed to the concrete floor as per the manufactures installation details. 13. I noted an angle speed brace installed under the minimum of 1800 mm. This section of brace will need to be reworked to the required minimum width. The gang nails universal brackets must be nailed with: a. Four nails into the truss. b. Two nails into the top of the top plate. 15. The nailing of the bottom plate to the concrete slab requires the use of 75 mm masonry nails. 16. The “L” brackets to the upper level have been installed in a manner that has the nails hammered hard home to the face. This will cause no allowance for structural movement which these brackets are designed to allow. See figure 2 below and read the installation instructions. 17. I noted that the speed brace installed on the trusses was not “Spliced” at the end of one section to the start of another. Looks like the faults weren't just minor things that didnt matter. I will definitely be getting an inspection for ours when they commence building. I hope the rest of the build will be much smoother. Don't be too discouraged by the report, those all seem to be standard things that get picked up on (very similar to our list) and the wording of the reports is a lot more serious in tone than it really is. It helped ease my mind a little to talk to our inspector after the report (or go there while they are inspecting). But you are right, if you did t get an inspector you would never know about all those issues. I did speak to the inspector who was happy with the work and did praise the work done by Dennis apart from those defects. Happy none of them would require any major rework.
