Our land registered in June 2015 so we are still awaiting for developer and council approval. Here is a quick timeline of our progress so far- Land purchase: June 2014 First deposit to Metricon: December 2014 Tender: February 2015 Contract/ external colour selections: March 2015 Land registers: June 2015 Land settled: 4 July 2015 Stockland approval: 24 July 2015 Plans submitted to council: 7 August 2015 Internal colour/ electrical appointment: 28 August 2015 Council approval: 12 October 2015 Final construction drawings received: 6 November 2015 File passed to construction: 11 November 2015 Site pegged- 17 November Site cut- 18 November (official start date) 28 nov- piering 03 dec- drainage and formwork 04 dec- formwork and waffle pods/ steel works 08 dec- slab poured 15 dec- storm water drainage 18 dec- ground floor frames delivered 06 jan- ground floor frames commenced 11 jan- ground floor frames finished 14 jan- windows delivered 19 jan- First floor frames delivered 21 jan- first floor frames commenced 29 jan- first floor frames complete, windows installed 02 feb- bricks delivered 03 feb- first walk through 15 feb- bricking commenced 18 feb- plumbing 23 feb- scaffolding delivered 24 feb- scaffolding erected 29 feb- fascia/gutter delivered 02 mar- fascia/gutter installed 30 mar- bricks finished 7 apr- eaves installed 9 apr- first floor bricks cleaned 10 apr- upper gutters installed and painted 18 apr- render to front pillars 21 apr- roof tiles delivered 26 apr- sarking and tile battens installed 27 apr- roof tiles on 2 may- fascia and gutters to garage and rear rooms 3 may- painting/ stain to balcony gable 6 may- electrical rough ins 12 may- lower roof tiles/ cladding 17 may- insulation 18 may- pre lining inspection, plaster start 19 may- plaster finish 20 may- stairs installed 24 may- front door, internal doors, door jambs, skirtings and architraves 26 may- cornices 30 may- cabinetry delivered 31 may- waterproofing 1 june- rainwater tank/ cabinetry installed, painting commences 2 june- 2nd layer waterproof 15 june- benchtops, sinks and basins We have not made much changes to the standard floor plan but here is a list of some of our upgrades: - 450mm eaves to ground and first floor - semi cantilevered staircase with glass balustrades - 2550mm ceiling to ground floor - convert powder room to bathroom - butlers pantry -square set and full wall tiling to all bathrooms and ensuite -additional robe in master bedroom -increase first floor linen cupboard -added wash basin to first floor WC Here is our floor plans as of 2 July 2015 Here is a visual of our facade Bricks: Austral Whitsunday Orpheus Roof tiles: Bristile Classic Coal Gutters/ Windows/Downpipes: Monument Fascia/ Render: Surfmist Gables/ Timber posts/ Front door: Jarrah stain Garage: Colorbond Caoba This is our first ever build so any suggestions/ comments are very much welcomed !! We haven't had our internal colours appointment yet as M is waiting till we put our plans through to council.... hoping we will be booked for later this month or early August. Then it goes to the certifier for approval. Any idea on when the final plans are going to council, hope they are quick and you can get on to picking stuff, it's really exciting but slightly daunting too. What made you guys choose Elara? just that we have most of our friends in north west...also personally we feel the shopping malls, restaurants and general living in that area is better ..though I am sure soon leppington will become new rouse hill kind of place....thats why we were confused. another reason was to have better access for white collar jobs....from there we have easy access to parramatta cbd, northwest business centre, not too far from macquarie centre or easy to drive to chatswood, north sydney...also direct train to CBD from schofield station. Yes i cant wait to pick our colours already and hopefully its sooner than later. Internal paint colour I found tricky, I didn't know there were so many whites . If the budget allows the dulux wash and ware paint upgrade is a good idea. Ohh and a tv antenna, it's not standard for us and something on our after hand over list. We will most likely go for a cooler white for walls and ceiling. I have to check our standard inclusions but i vaguely remember that the paint used will be a wash and wear one. Tv antenna will also be on our post handover list amongst many others! We picked Casper white quarter as it's nice and crisp. Bonus the wash and ware is included it's a upgrade for qld. We had the option of getting m to do the antenna through our electrical appointment but at almost double the charge we bowed out.
