Firstly this is a fantastic forum! We are currently looking at builders and we stumbled across IQ living. They seem to include everything we want and more. This however makes me a little weary. Has anyone build with them before? Ive done a search and have found nothing, would love to hear what people think. Houses looked great and the inclusions list sounds pretty good but I hadn't heard of them before that.

IQ Living 5Feb 15, 2009 9:27 pm Hey everyone, We were just looking on here for any submissions about IQ Living... It would seem that we are a bit further ahead than anyone else on here in regards to where we are at with the company. We signed our contracts today and have had nothing below excellent service from IQ living, especially our sales rep Joanne at Tarneit. She has been absolutely awesome in every respect. We wanted to make a lot of changes to the plans which, most of them were accepted and were even improved upon by IQ Living.
This is our first home, so every step of the way we've had a hundred questions; which have all been answered with a smile. No matter how small or insignificant the question was the answer would always come back promptly. So now we are waiting for the building to start. We will try and keep you updated on the progress of the house and may even upload photos as we go... -Edit- The inclusions were what drew us to IQ in the first place... No other builders offered as many extras with a low cost. The only other builder that included carpets as standard for example was Burbank Homes. So i'm a bit concerned. Whenever we pases it in Tarneit, i asked my husband to go in and have a look and he always refused to do so coz he said they're too good to be true to have EVERYTHING inclueded! hmm.. maybe i should just go in by myself to investigate...i think most tof he the budget owners just can't resist that complete inclusion lists! they even give you intercom! We got a 4 bedroom house, with the following upgrades: We removed a loungeroom to allow for a huge ensuite and WIR We created a walk in pantry and used the rest of the lounge room for a larger laundry We replaced tiles with carpets and vice versa We added: Stone Benchtops Dishwasher Upgraded large oven and rangehood Alfresco out the back built into the slab with ceiling with lights and two pillars in the corners (cost per square was about $450) I got the plans and they even do towel rails, toilet roll holders, so many things I would never have expected! You can get a price list from the sales centre easily Basically - we pay 199K and all we need to do is back yard and curtains.. and we wanted reverse cycle air con as we don't like the evaporative air con.. which is their optional upgrade... we were allowed to move the ducted heating and save money as we planned to do it our way... so all up, to get everything done post build, it is at our own pace and will cost jack all! I am happy to post a copy of the plan and costing, but can't coordinate it until the weekend!! The prices are amazing - for a 4 bedder - around 180-200K..with everything included (there is a list on the website - www.iqliving.com.au) If you go into the sales centre at Tarneit, and chat to Joanne, you will LOVE her... we went in there on the way to an appointment with another builder - ( Metricon.. for some reason it won't show in my preview ) and told her honestly that we were flying through, she put no pressure on us and encouraged us to go to the appointment to get ideas for upgrades to make on the IQ houses and to make sure we have plenty of perspective. I think it is because she was so confident we'd be happy with IQ, and she was right! She will give you an idea of price The "catch" which I had NO issue with is you get to only choose between 2 facades (which are both beautiful) and perhaps the colour range is not as broad as some others offer, IQ give you the house, with driveway, full flooring, letterbox, grey water reticulation, front landscaping, phone intercom with colour screen, alarm system, contribute to fencing, H class slab (min required in our area) It would take me forever to write it all up... I will try and add pics on the weekend!! popcorn chicken - get in there and have a look - you will be blown away - the houses are simple and that's because what you see is what you get - go to Tarneit, and the IQ home is spot on as you get it - the house next door is advertised at about 300K but costs 400K to build as displayed because it's displayed with all of the upgrades.... They have an office address in Sth Melb, but the majority of their business is done straight from the displays.. check out boom properties (same company - but the investor section) Annie- There was so much included... Abey homes do all the construction work but if there are any problems you speak directly to Joanne throughout the entire build. She is very good at her job! There is no catch that I have seen so far, just a smaller builder trying to stand out. I will keep you updated with site start. Re: IQ living 11Feb 17, 2009 3:16 pm Went to see IQ Living today. Yes, no catch, coz all the things included are in the price anyway. The only thing is, they don't do big house--and we're after 30 SQ home. I guess with all those inclusions, the price is pretty reasonable if you don't need anything too fancy. Re: IQ living 13Sep 23, 2009 10:25 pm I can vouch for IQ living, as far as are they too good to be true. We are nearly four months into a guaranteed 5 month build and our house is nearly finished! It looks fantastic, as great as the display home. We have bought their Phoenix home, on a 450sqm block in Tarneit Gardens, and with a few extras like timber bi-folds, and changes like a complete amalgam of two of their facades with little extra cost (and no delays), we are more than happy. Two weeks after land settlement the pipes and slab was down, and since then every week there has been developments. The frame in a week, the roof in a week and a half, the brickwork in the same, etc. It was so good (and suprising) to see it happen so quickly, without any scrimping on the quality of the build. Every week you get a report of what's happening, we have'nt once had to chase anyone. We had huge problems with the bank (which bank) and broker, long delays, so we were worried about what we'd got ourselves into, but ever since IQ took over it's been smooth and easy. I really like both the Clearwater and Meridan - love the facade on the Meridan. The inclusions look really good as well. I think the Phoenix is only sold as a house and land package (we found it on mypackage.com.au), which is a shame because it's one of their best floorplans if money is tight. It has a huge open plan kitchen, dining, loungeroom which we love. We were'nt sure how much money we could get from the bank, so we had to go for a 3 bedroom. uploadDSC01190.jpguploadDSC01222.jpg The Clearwater looks great, with the alfresco tucked in to the house, and the four bedrooms. The Meridan (Metro facade) looks terrific too, love the scullery. The inclusions are excellent. I did alot of research before we went with IQ, especially the big companies. Usually anything that seems too good to be true, is, but you get the extras because it's a smaller player in the market. The inclusions from the other companies are nothing short of disgraceful. We've looked in the windows at the fittings they have put in and they look pretty great, not cheap. We noted a few errors through the window a few weeks ago, got onto Jo (Joanne Hudson, IQs leading light, the absolute best) and she had organised them to be fixed. Thought this will put back progress a few weeks but all done. Carpets look so good, all thats left to do is the front portico render, front landscaping, and then various inspections, and then in. I would be wary. Is you site demilished but nothing else done? Sounds like liquidity problems to me. Our builder did the same.
