Browse Forums Building A New House Re: Balmoral in Sydney 21Jul 10, 2015 11:14 pm Hi fizzed, yes we loved the majestic facade from the moment we laid eyes on the display home! We chose windy beach for our internal walls. We really like neutral/earthy colours and i particularly like black and shades of grey, i think they're a classic. Re: Balmoral in Sydney 22Jul 10, 2015 11:19 pm We're thinking bamboo screen panels and a vertical garden looking through the butlers and for the dining and void, mainly bamboo that have long slender stems that grow to 1.5-2m that will also serve as a screen to our neighbors' backyards. Re: Balmoral in Sydney 23Jul 11, 2015 2:26 pm thanks for writing all of your selections, it will give us some ideas when our appointments come up and they sound lovely... I'm sure you can't wait to see it all come together! we are looking to do the oven tower also - I was thinking of putting it at the other end of the kitchen bench? love the progress and the updates, we are still waiting for final council plans (its been a week for only a few changes..) might chase them up tomorrow Balmoral in Sydney 24Jul 11, 2015 2:42 pm Which end of the kitchen benchtop? I positioned mine to the right of the cooktop, beside the pantry, across the fridge. The oven tower works great for me as I have a back problem - current kitchen design for the Balmoral will leave me bending down all the time to use or clean the microwave or oven. So i insisted on redesigning the kitchen. Plus it allowed us to have more drawers as well.
PS. I didnt upgrade the oven nor the dishwasher, they were part of the standard package. I deleted the microwave and upgraded the rangehood and cooktop. Re: Balmoral in Sydney 25Jul 11, 2015 2:48 pm I was thinking of having it at the dining room end of the bench My parents have a wall oven in the home they built in the 70s and I love it - much better than bending down! we'd love pyrolytic but I'm worried about the price rawson will charge for it Re: Balmoral in Sydney 26Jul 11, 2015 3:17 pm Hey fizzed. We upgraded the dish washer and cooktop. Both are very basic. We opted for a miele dishwasher which was about 1k extra. The Bosch 750mm gas cooktop was about 600 more. We will swap out the standard oven after handover as we have a pyro Bosch we got out of our old kitchen before we sold it. It was 5k new which we got for 2.5k two years ago on sale. I'll sell the Westinghouse oven on eBay Something is always going to be cheaper after handover. The bigger the ticket item the more the builder is going to charge. Something like an oven is a simple swap over. I'd leave that to later and grab one on sale. Balmoral in Sydney 27Jul 11, 2015 11:28 pm I've compiled some pictures for our colour selection below:

I spent a couple of hours at the Balmoral again yesterday. About the bite the bullet and request tender for Balmoral 38. Do you mind if I ask what the upgrade cost was for your oven tower? It's a great idea. Balmoral in Sydney 33Jul 12, 2015 9:01 pm Our window and door cover selection (post handover) below:

Check out maseslighting.com.au, a close friend of mine bought allot of very expensive lights from them at half price listed on the website. I'm told they are very negotiable. Lots of choice of replica lights, standard led downlights and fittings. Definitely don't buy at beacon. I'll be negotiating with this mases guy when I'm in the market for pendants. See how good a deal you can drive with them. Balmoral in Sydney 35Jul 12, 2015 9:10 pm @Buiding4my3tots, yes we have - I dont like the idea of just having a single window in the ensuite. As we opted for 34 MKI which is the shorter version of the house to keep the original open space prior to knocking down the old house, an open ensuite is what we prefer as it is shorter than the one in the display house. We deleted the walls of the WC inside the ensuite and swapped the vanity across so I can have my large window. As it stands, the final approved plan even pushed back our building line to 11m, from originally 10m. I now only have 10m to the rear bdy to play with for my backyard. I've edited my earlier post to indicate the correct name.

Took a few calls and email search to find out my colour selection sheets were not updated with our request to change the colour from monument to jasper. So I've updated our external colour selection to show Jasper for the rainwater tank. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Re: Balmoral in Sydney 40Jul 16, 2015 6:31 pm Hi Abe. I had a similar shock this week that our air conditioning system wasn't specified. We had discussed the zones and that was it. I couldn't find the zone areas in the paperwork, and I had no idea about the model numbers for the system. Strangely, every other appliance and electrical item is specified in the contract, but our ac unit had no info. Another oversight in our tender negotiation, amongst others. You live you learn.
