I'm wondering if anyone here can comment on the additional on-site management charges of $8,000 Coral has added in the tender letter. The original estimate had no mention of these charges. The items they are charging for are ambiguous and I reckon they should be covered in the base price any way. I've asked for a breakdown but they are hesitant to provide one. They are arguing that they may or may not require these, e.g. split delivers but it baffles me that why we have to pay for these, shouldn't they be covered as part of the building costs i.e. base price? Here are the details from the PRELIMINARY SITE INVESTIGATION REPORT: 2.0 Site Investigation Details :- Vehicle Access to Site - Good Was fill material identified on site - Yes If yes, please specify approximate depth - 200mm to 300mm across site Was seepage/ ground water encountered at time of site investigation - No Was rock encountered at time of site investigation - Yes If yes, please specify approximate depth - 800mm to 1400mm across site Were trees identified within the zone of influence of the proposed building footprint. - No Is site in question subject to marine/ coastal fallout ie. Im pretty sure my report came back pretty much the same as yours(off the top of my head though). I'd question it. I guess when you talk to a builder who butters up everything to look very polished, you get to start believing… 7 17601 Ask the council if there is a chance of getting build over easement exemption. Sometimes easements are unused and 24cm is not all that much. Good luck. And yes any builder… 2 13771 In Qld it is a requirement that a builder must have a cost breakdown, for building a home to the same specification, with the same inclusions and the same finish.
