I'm hoping that someone could share some photos/info/blogs on their house as it will help us with our decision making regarding certain options. Thanks! Im building 50sq which roughly 900k+ plus site cost and all upgrades. Exclude tv units, wardrobe and study desk and blinds. I didnt upgrade the subfloor as im not familiar with hebel floor and what is benefits of it. I think the standard will be fine. During the the process of making variation, im encountered different ppl quoting different price. Though its not much but i feel a bit unhappy and still have to go with it as i have no time to change. Anyway, hope everything goes well. And i know the marble tiles like the display home cost heaps. It would cost 60k to do the ground floor and wet areas. So we chose the other cheaper porcelain tile. Just do the marble in the shower base. Seem like many bordeaux built in melb Metro. It's taken a very long time to get to this stage. Permits have been approved and I am just waiting for them to finalize the paper work. My 56 is close to a million now. I upgraded all the cabinetry like the display minor the mirrors because they are much cheaper after build. When I went to my tile appointment which was after contract signing, the price of the tiles was 25K more than what they said it would cost me. I had a provision of 35K for the upgrade, and then it ended up being 60K as you said at the appointment. Yes there's lots of Bordeaux that I've seen, mostly in the glen waverley area. I'm building in Box Hill South and I don't think there's any around there. Re: Anyone building a Metricon Bordeaux? 8May 22, 2016 10:59 pm Hi everyone, we're also considering building a bordeaux, we've been considering this for a few months now, however, we keep tossing the idea of building something similar with a custom builder instead because of all the negatives we hear about Metricon, their build quality and pricing. A representative from Metricon has quoted us approx 680,000 for the 58sq, but said this usually reaches 800,000+. Is this accurate? We're in Melbourne. We're very interested to see how much people are actually paying. We are not interested in the built in furniture. And we would like to change the inside design a bit, e.g triple car garage to the right and lounge where the garage is, and maybe have the master room at the back of the house, separate entrance to the study... has anyone done changes like this?? Does it cost an arm and a leg to make these changes to an already very expensive house design? Also, does anyone know whether Metricon would allow us to swap their island bench for a bigger, more classical design? Would appreciate any enlightenment on the above. We originally wanted balcony on the front and I was told by sales rep that it can be done which later denied by their draftman after 2 months of mucking up. So bottom line is they don't like too much changes to the original plan. Interiors are done by external company called "Active Design" and they are very good in designing interiors according to your specification. My experience with Metricon's design team has been disappointing so far but once you go on site you find their site managers workers are very impressive and efficient. Very sorry to hear of your experience with their design team. Does that price include the landscaping, swimming pool and water feature? We'd really prefer not to exceed 800,000. It's just too much, especially when one owns their own land. Did you consider custom building a similar design? Wouldn't it work out cheaper? No swimming pool, landscaping, driveway in this quote. The bulk of the cost is: 590K base (this is gone up to 610K now) approx 100K site cost (this includes excavation, cut/fill slab and retaining walls - you only know the actual cost at the end) approx 65 K for a kitchen French style Electrical approx 50K Rest is the upgrade for tiles, carpets, stairs, doors etc. I took diamond package for 25K that included lot of upgrades. We were quoted 1.3 million by a custom designer but we thought that may be because he was an architect and that we may be able to get a much lower quote by a smaller builder. I don't understand how people are being able to build 50+ square double storey 5 bedroom houses for under 700,000 with these prices! Well keep researching our options. It looks like the base price has gone up a bit. I signed up with the June price last year and it was 625K for the 56square. Be aware that there are multiple "promotional" packages that are available to the salesperson to offer you. Don't just think that the current promotional package is available to you. My consultant was good, as she offered me the outdated promotion which was spend 50K and get 115K. The current promotion for the time was "Diamonds" package. My house is currently 60.6 squares as I extended the alfresco to be full width of the house. This was roughly 20K increase in price. My friends have built with porter davis and metricon recently which have been from 45 to 50 squares. The Metricon 45 Liberty design was 380K however it was bare minimum upgrades. The Porter davis 50square was 550K. You can build for that much, but if you want a Metricon signature home with some upgrades then expect to pay much more. Volume builders are mostly cheaper to start but their inclusion is minimum. For your budget of $800K you can build a very nice 50+ square without any problem. The concern is your site cost.
