The debate is on:- to whether to get my own private certifier or go along with the one the builder has selected. If the private certifier is hired by you he will be independant and work for you as you are paying him? An idea of cost would be greatly appreciated. Does the private certifier cover the same sort of inspections as an independant building consultant.? Thanks in advance Raz If you think you can, you can. I actually wanted to find out if the private certifer only is adquate when building a home and does he cover all areas of inspection as a building inspector would. Also should I go along with the builders private certifer as my builder hires a private certifier (who probably does all their project homes), or find one of my own. Not 100% sure about the technical difference and qualifications required for certifier and inspector. My understanding is, certifier is the person who has the authority to provide sign off to constructions, while inspector seems to be lower lever mainly for checking defects or something? I guess from our point of view, any of them who can help with making sure builders are doing their work properly will do. So, may be inspector will be the more affordable option? If you do a search in the forum for "inspector" you will find a lot of discussions on that. The cost is about $400-$1000 in Sydney depending on the service involved. Having your own certifier/inspector will certainly help and you will see lots of people using their service. Hope this helps. Thanks for your reply. That's what I,m trying to understand too. If a private certifier is doing the same thing as a building inspector would it be" doubling up" to have both? I would like to know what the responsbilities of each are and what we really contract for. Have tried to talk to a certifier but wasnt fully satisfied with the answer. Does this mean that if you don't agree, your builder will use the council's certifier? Most importanly, this shouldn't add any extra cost to you! I heard that the council certifiers are normally much tougher with the inspections, while those private ones paid by the builder are much easier to pass. My neighbour who built with Domain/Clarendon last year, after finished the landscaping (using same landscaper as us), was waiting for the builder's private certifier to check the landscape work before issueing the final formal OC (occupational certificate, need this before you can sell the house). We were told that the guy suddently turned up, have a quick 5 min walk around the back yard, said a few words about "nice house!" and disappeared before the wife finished conversation with the husband (to get him home asap as she wasn't very clear about all the details). And they just get the OC like that, no question asked! From the experience dealing with council with our driveway, front foot path and brick wall footin inspection, would imagine it would be a totally different story if it's the council's inspector to issue the final OC... This might be different for every council... Any way, probably regardless of which certifier your builder chose, you should still have your own inspector to double check the process. As I heard if the paid-by-builder certifier found any problem, the chance of annoying the builder, who gave them lots of business every year, and mention all defect details in writing won't be that high. Practically non-major issues would just ask the site supervisor to resolve it asap or something like that.... https://forum.homeone.com.au/viewtopic.php?t=7914 In Victoria, whoever issued the Building Permit, they have an obligation by the Act to attend the mandatory inspection stages (these stages should be listed on your Building Permit) An inspector will not check workmanship of the builder. Thanks for your detailed reply. Yes my builder would prefer me to use his own privately appointed certifier and not the council. How scary is the Clarendon incident with the pc just giving the place a cursory look. We depend on these guys and rely on them doing the right thing. The Pc's that I have talked to have tired to gloss over this imply and that they inspect everything. Whether I go with the builder's certifer or appoint council as the certifier I am looking for and will appoint an inspector to inspect the quality of the works. Cant wait to start building.
