Our ceiling is 2.4m in the current house. We find the 10w down lights way too bright and too much glare especially for bedrooms. We have dimmers and always dim the lights. I would recommend you visit Beacon where you can see the different lights before going with high watt lights. Also get dimmers so you have the option of dimming if you find it too bright. Basically our plan is installing LEDs everywhere (warm white) with 2 pendant lights above the kitchen island bench. The ratio we were advised is distance between d/l are 1.5-2m apart. Therefore for most rooms (roughly 4x4m) we are installing 4 LEDs. Now the beacon lighting salesperson advised: 1. Our ceilings are 2.7m and 2.55m to ground and first floors respectively 2. The default d/l from M are 11W and have a beam of 150deg. Which she does not recommend as the light disperses is too great and might be too glaring. She advised we should look at more narrow beam d/l such as 90-100deg. Our plan is to install higher brightness d/l (13 or 15W) with dimmers in the entertainment areas such as dining, living, kitchen and leisure rooms. The rest of the house will be 11W d/l and non-dimmable. We also have a dilemma with the 3-in-1 units in the bathrooms. Our bathrooms and ensuites are roughly 2x3m. I'm concerned the centre lights of those units are not bright enough. For this we are condidering: 1. Install the new generation 3-in-1 units with the LED lights built in. The old 4 bulb 3 in 1's don't look all that great. When we did our selections the slimline 3in1 was like $1000+ with M . I know Tribe got hers wired for 3in1 and then installed after handover. Kudos to the electrical & interior consultants who were fabulous with their work. They were extremely knowledgeable and even supplied us drinks and cakes (yum) 2. Electricals took longer than usual as the consultant had technical issues with her laptop so couldn't access the electrical program. The program however was fantastic and was a really powerful tool for displaying our electrical selections with so many options. Will upload our plans shortly. 3. We came away from the electrical appointment with a smallish bill of $23k! - Yikes . We only provisioned $15k for electricals in the comtract. 4. List of electrical upgrades include: a. The LED d/l totalled $10k alone (combo of 11W & 15W) b. Upgraded all lights to the Saturn range light switches. The good thing is these units come with the blue led backlit as standard! Woohoo. Bad news is it costed us around $2k to upgrade the light switches alone... good news is these can be configured to operate in 3 light modes. This is my #1 favourite upgrade c. Left power points as standard (in other words we can't afford to upgrade to saturn style ) d. Installed clipsal 3-in-1 4 glibe bathroom heat units for all bathrooms e. Upgraded to square exhaust fans ilo round ones f. Upgraded aircon outlets to square type ilo round ones at $40 each outlet - yes we were shocked square ones are not standard! g. We got saturn dimmer units for the living/kitchen/outdoor areas h. Installed a 360deg motion sensor in the entry to light up the entry access. Cost is $330 - however this unit has light and movement sensors. This was my #2 favourite upgrade i. Included external wall lights (4) & 1 flood light j. 4 x junction boxes for each side of the house for future garden lights k. Installed power protection unit for entire house (ie surge protector) l. Upgraded alarm panel to digital type m. Prewired for future intercom unit n. Deleted estate networking hub but added NBN hub instead. 5. Oh yeah M gave us the ducted aircon for free, however since the unit only comes with 1 basic controller and also we added extra zones (4 extra which makes it 6 in total) and we wanted a second controller (1 upstairs and the other downstairs ) for this to work wrote had to upgrade both controllers to the next model up. Cost was $1500 for both controllers. I can share our electrical plans once we scan it into digital form. Btw M use the program call ClipSpec from Clipsal to draw the electrical plans. It costs $420 for the whole house surge protection which is a good price as compared to us buying 3 x surge power boards (generally $100 ea) for each of our tv/computer units in the family/leisure/master rooms so $300 in total but you don't get the whole house protection. White shimmer is a very beautiful bench top with a bit of sparkle through it. The espresso ligna will go great with your charcoal stained doors Love your light switch upgrade we got 10 with our promo and left it at that. What kitchen splash back are you getting? If you are getting dark mirror you might want to swap the power point to something in the Saturn range as the White switches will stand out. That's the only one we changed. We basically narrowed our selection for the cupboards and drawers using laminex and comes down to: 1. Polar white silk finish to bottom drawers 2. Either Burnish wood (my choice) or expresso ligna (my partners choice). We 'settled' on expresso ligna so you know who won that battle . We are planning on something unique and different so getting a metal splashback for the kitchen and the same or a glass splashback for the laundry. Waiting for the tile selection for this. Need to make sure DL has metal tiles.
