Although we didn't go with tiles it might help you decide whether to go with M or not. We spent $22k for good wool carpet with Stepmax underlay and Readyflor spotted gum timber with good acoustic and moisture proof underlay. We initially wanted to do tiles for the main floors and came across Design Tiles in Rockdale. They have nice tiles and are cheaper than DL. I'm sure you'd be able to bargain with them too. As for the glass wall I'm sure the tiler should be able to cut around it. I think it will look fine. I think externally it is likely to have been much more - as the same quality carpet would have cost a lot. Thanks Mona. BTW, we had picked a nice carpet from Carpet Court too! It was around $70/sqm or roughly $150/linear metre. Carpet quote was approx $8k. I think it would make sense to use external if you are doing timber floors a there are heaps of options. The other point is does anyone know what clearance amount does M allow for the room doors and stacker doors for laying tiles or timber floors after handover? Talking to a few tilers they stated they need about 40mm clearance for screeding and thickickness of glue & tiles. I might dig around in the flooring subforums too. Do you know if Design tiles can lay the tiles as well?? The carpet ended up being $63/sqm including the 10mm stepmax underlay. Design Tiles have a small showroom but they import Italian tiles. Yeah it depends on a multitude of factors such as: 1. Surface of slab concrete - most likely it is uneven across the main flooring areas and screeding needs to be done to obtain an even level. Bearing in mind screeding normally adds 25-35mm thickness. Hence my concern with door clearance and stacker doors Q. 2. Type of tiles - size and material. Larger sized tiles require a level surface as it's more prone to crack. Porcelain tiles requires a flat surface throughout too. Interesting story, my friend who is a tiler by trade just completed tiling my parents granny flat with 300x600mm porcelain tiles and I observed the following: 1. I thought the concrete slab was smooth and level enough for tiling but he was unhappy with the surface and had to do screeding with a concrete base before laying the tiles. This added about 10-15mm to the floor. Once the screeding dried up, I can say it really makes a difference with the evenness of the floor now! 2. It was so much easier to lay the porcelain tiles down after screeding. 3. I'm second guessing the 300x600mm tiles now as it look very small when layed (room size is 4x4m ). I would 5hink in a larger house like the glendale then it would look significantly smaller (rule of relativity right)? If you can ask that would be great. They might include the cost of screeding into the labour costs to cover it hence labour costs vary depending on tile types and sizes.
