We have square set that isn't square, a bulkhead that isn't straight, and any number of divots in the Gyprock. I have no doubt they'll be fixed, but surely square set that isn't square would be easier to fix before paint? Will definitely be taking a square and 3m straight edge with me for our next walk through Our Bayside KDR Thread: viewtopic.php?f=31&t=78298 Re: Building Bayside : Our Glendale 45 266Aug 15, 2018 11:01 am Drew01 Swung past yesterday while enrolling the kids for their new school, and we have a garage door, the painting is mostly finished, and basins have been delivered. I tried to pry some sort of date out of my SS about a fortnight ago. I think I will have more idea and he will be able to give me some sort of completion date once all the external is done and we move to finally attacking the inside. No weather delays. We are a long way off completion though Metricon Franklin 53 modified Re: Building Bayside : Our Glendale 45 275Aug 16, 2018 6:52 pm excited_builders Did they give you a date for when the house may be complete? Is that what PCI is? He's playing coy at the moment, but I'm guessing at 5-6 weeks, which will mean we can move house during the school holidays and the kids can return to a new school in term 4... Depends on the defect list, and how long it takes to fix them really. I reckon there's at least a week of fixes I've spotted already... We're showing fitoff, and cleaning dates, but not presentation yet. The major things I've seen are: Front window sills are not visually the same (already on the list to fix) Square set plaster that isn't square around our splashback window in the kitchen Bulkhead that isn't straight above our kitchen overhead cabinets Overhead cabinets in the butler pantry are a different height to the ones in the kitchen Finish on some of the overhead cabinets is terrible, so I'm going to ask that they get reworked or remade. Missing laminate, and chipboard showing through joins. Mortar join on the inside corner of our alfresco needs more mortar to make it look clean Looks like the painters damaged the benchtop in the powder room, so will need replacing Minor things: Damaged Gyprock that's been painted without filling dents, etc Skirting and architraves that were cracked during installation but not replaced, and painted over All hung doors haven't been painted on the points of the intersecting faces, so need repainting Chipped bricks needing replacement Caulking between EPS not cleaned off the render Meter box is full of mortar Still missing a power feed for our AC sensors Not a massive list, and most items easily fixed. The cabinetry is the frustrating one, as we wanted to engage our own cabinet maker and do them after handover, but they wouldn't let us Our Bayside KDR Thread: viewtopic.php?f=31&t=78298 Re: Building Bayside : Our Glendale 45 278Aug 17, 2018 9:33 am Drew01 PCI and presentation are essentially the same thing. Quick question, we are looking at what we can do post handover for cost and quality reasons, you just mentioned cabinetry, we were thinking of using our own cabinetry contractor for our vanities and laundry cabinetry post handover, maybe kitchen...what cabinetry did want to do yourself and why did M decline? Hi madj-m - Sausage Machine We're doing laundry, walk in robe, study and entertainment unit fitouts post-handover. The first 2 will be done by our cabinet maker, the entertainment units, I'll do myself, as I want to replicate some existing furniture we have that's made from blackwood. By the VBA building code, to gain a Certificate of Occupancy, you require one sink - a cheap and nasty laundry trough can fit this criteria, however we were told that we needed the kitchen fitout to be completed for warranty purposes, as well as having electrical fitoff completed. In the end, we couldn't be bothered fighting it. Worst case, we'll change doors in a few years time so that we have wrapped doors (although we'll most likely not bother) ... Our Bayside KDR Thread: viewtopic.php?f=31&t=78298 Re: Building Bayside : Our Glendale 45 280Aug 17, 2018 10:44 am thanks what was the reason for having the cabinetry done post handover? cost/quality benefits? what else are you doing post handover? we are engaging contractors to get quotes for some cabinetry, carpet and some flooring, quality and cost are both our concenrs, but i'm not sure where we should draw the line and if its worth the hassle in the end. we don't have contacts in those specific trades so we aren't getting any favours. of course there are legal avenues. You've already mentioned it. Sue them.
